There's a saying in life. Surround yourself with smart people and you will get smarter. Perhaps, surrounding yourself with rich people, could have the same effect?  :D

Having gone to high school in Newport Beach, my opinion is that kids are much more likely to get a sense of spoiled entitlement than osmotic wealth. Image seemed to matter more than hard work.

Only one buyer needed.  This is a unicorn as far as Leisure World goes.  Question is whether an older couple who can afford a $2MM home will 1) decide to live in Leisure World and 2) if they decide to live in Leisure World, whether they will buy something more in line with the high end there; which is well under $1MM.

If someone is home equity rich, they are more likely to trade down in value and liquefy some of their equity for enjoyment purposes.  High net worth seniors usually don't live in Leisure World.  A country club will serve as the basis for their social life and they don't need the amenities of Leisure World.  I'd be curious to track this listing and see what happens...

Another runner/good deal in GP. But that house number tho.

$413/sqft.

Second bedroom appears to never been used.

Just noticed that the microwave is underneath the kitchen island. Never seen that one before. ADA compliant? It can't be. It's a 3 story home.

The narrow windows and BP's institutional style architecture make this GP home look like LA Men's Central Jail:

Reminds of some of the utilitarian housing construction in Eastern Europe built during the cold war years.

Hard to believe some design firm actually got paid decent money to unload this on discriminating buyers in 2016

And another runner in GP as well.

Spent all that money over 3 years to upgrade everything. Nicely done California room with the TV and fireplace. Kids room done and all that. Finally decide to pick up the bags and go after barely 3 years?  Why??

Maybe the noise backing Irvine Blvd. was just too much. I've done 110 on this particular stretch with my pushrod.

Backing up to Irvine Blvd + over $500/sf = not gonna get it done.

$380/mo HOA for this place?  what are they doing, making new mulch by hand and distributing it throughout the community each day from a golden chariot?

Who says you can't have your cake and eat it too?

4 bedrooms, built in 2011, Stonegate east for $880,000. Maybe $860k after a little haggling. A darn good deal compared to Delano's plan 3.

I have a couple of questions though:

-The piano is staging right?  Is it to attract tiger moms and help them visualize torturing their children for hours on end?

-Why are there couches in the backyard facing a wall?  Is it so you can show off your awesome view?

Man...that's what you get for $880K in Irvine these days.  Maybe I should relocate to the Dallas, TX area and buy this for roughly the same price.
