Man...that's what you get for $880K in Irvine these days.  Maybe I should relocate to the Dallas, TX area and buy this for roughly the same price.

That's an awesome house, but I've spent some time in Plano and there isn't nearly as much to do around there.

No need to go out to TX. Here's some in SoCal

Or for the same price as an SFH in Irvine:https://www.redfin.com/CA/Oceanside/6038-De-La-Rosa-Ln-92057/home/3110216https://www.redfin.com/CA/Anaheim/7677-E-Corto-Rd-92808/home/5920785https://www.redfin.com/CA/Santa-Clarita/32237-Agua-Dulce-Canyon-Rd-91390/home/6363614

Tristania in CVE up for sale. Looks like a spooked owner as well from all the homeless drama, judging by the pictures and the existing clothing in the closet. Built in 2017, leaving too soon. After commission and the yard work, probably going to lose money. I like how they stole/used pictures of GP/BP rather than CVE's own parks. The wife must be a stay-at-home mom or they have a darn good nanny. Nice to see them fold all the boy clothes and stacked up like in a retail store.

$820,000.00

That wood flooring just doesn't look that good to me.  It'll be interesting to see if they can get over $800k for the condo.

So the builder (Richmond America) built this Stonegate home in 2017 without a buyer and has been sitting on the market for 3 months with no buyer. That yard is so tiny that they might as well have done the backyard landscaping for the prospective buyer.

For that price though, I would just buy a plan 2 Morro in Eastwood with the giant yard like the model and still have money leftover.

The 72" refrigerator is wider than the "backyard".  Could this be Irvinecommunter's dream home?

My aunt and uncle came to visit last week from Nor Cal.  They used to live in Sunnyvale and sold their home around 2001ish.  It was a small 3 bedroom maybe 2,300 square feet on a nice quiet street.

They're not very tech savy so I asked them if they knew what their old house was worth and they had no idea.  I looked it up quickly on my phone and estimate value was $2.3M.

They about lost their dinner.

Another homeless camp-spooked BP resident running less than a year of moving in.

The price is not bad at all, but the whole building exterior just looks like a convalescent hospital.  ;D

The layout of the fireplace and that nook reminds me of the crap designs they did in Woodbury townhomes. I thought they did away with that crap in 2005, but looks like they brought it back. How da hell do they expect folks to properly mount a 80" TV?

The dual-long staircase on both ends of the house is bizarre as heck. That means you gotta seal them off to baby proof it.

What the heck is up with that "left-right-left" turns you gotta do to get to the kids room???  Terrible design.

Finally, my wife would kill me for buying her such a tiny narrow master closet.

2076sqft sounds like a ton of space but nearly 500 of it is wasted on stairs and zig-zagging hallways.

LOL... Wow, that does look like a convalescent hospital.

What a terribly inefficient design.  Also, I like how they put the bed in the master bedroom on the wrong side (wall-mounted TV conduit and outlet are above the headboard).

I had to google the floorplan to understand what you guys were talking about

The 1% listing fee is pretty good deal. The pictures are more pro and you get the 3D view. I think the Chinese realtards don't even offer that @ 1% list fee.

Yes, I used RF to list a condo last Fall and I was extremely happy with the photos and 3D view.  The only thing is it's up to the seller to do a good job staging before the photos.  For a 1% listing fee, they aren't going to handle that for you.  My unit was vacant as renters had just moved out, so I paid to have it professionally cleaned and then hung up large photos of palm trees and tropical beaches.  I also bought potted palm plants for the patio to make it pop in the photos.  My place was in Huntington Beach so buyers in that market love that stuff.

That's where this convalescent home is really lacking though.  It's clean but just has a sterile look to it.  There are no signs of warmth.  A good staging job would make this place look more desirable and cause buyers to overlook flaws like the lousy floor plan.

what is going on with the plan 2 and having to travel through the caverns of isengard to get from the garage to your unit?
