<p>I checked out the website...thanks! I wish there were more pictures of the inside of the pink house, since it has many of the same stats as other Ranch homes for sale now. Those are selling for north of $600K, so it makes me wonder if the pink house is poor quality or it just happens to be in a neighborhood that is hurting big time right now.</p>

<p>OT but shocking. Citibank is valuing my San Diego condo 43% BELOW 2004 prices!! In nominal dollars no less!!</p>

<p>I got my mortgage statement today, which said “Did you know that you have equity, about $XXX.” </p>

<p>Well total value = equity + loan balance. I did the math and the value of my place came up 43% BELOW what condos sold for in my complex in 2004.</p>

<p>Tell me Citi doesn’t know we’re in for a blood bath. </p>

Still a few knife catchers out there? But, they don't care. Right? Because they are going to live in their home for the long haul and they don't care if their new purchase depreciates by 5 or 10 percent. Right? It sure as heck won't go much lower than that. Right? Right?
 
halfnote - Good question. I have been assured by the folks who live there, that Harbor View will not be affected by a downturn in the housing market. I will check it out and post anything of interest.

<p>I just looked at some homes in CDM and noticed that they are all asking more than the 2007 purchase price.(Only looked at a few)


Don't know if they haven't heard about the housing slump or if they really think they are immune.</p>

Here is some Harbor View, where the market will not have an effect.<p>




MLS # S501225 is listed at $1,799,000 for 102 days. Let's assume they get 95% of their asking price or $1,709,050. And assume they pay a commish of 5% or $85,453 for a net of $1,623,598. The 9/20/2004 sales price was $1,650,000, so this incurs a loss of $26,402.<p>


MLS # L23802 is listed at $1,700,000 for 129 days. 95% and a 5% commish nets $1,534,250. The sales price on 8/29/2005 was $1,546,000 for realized loss of $11,750.<p>


But, how about this WTH, (what the heck)? MLS # U7003064 is a nice 2,437 sq. ft. house on a 9,935 sq ft lot for which the owner is asking $3,095,000! Yup, over $3 mil. That's $1,270 per sq. ft. I guess they are holding for the long term, because as we all know, real estate always goes up over the long term. How long do you think the owner will have to hold this property to get $3,095,000? And how much is this costing the broker to list and market this property? Maybe the owner is also the broker, and they will wisely save big bucks by listing it themselves?
