Not quite a plan 2 price.. I'm gonna dig up my old price sheets on this one, actually might be in the Maricopa topic..the early phases aren't the best locationwise.. I like the ones closer to the school side and avoid the detached condo riff raff side :). Has it been a year already?  That's how long they have to wait to resale unless there is a special situation.  Not fun competing with builder.

The seller actually purchased the property in early April.  Maybe he has an exceptional circumstance allowing him to sell the property before the year mark.
 
Anyone check out 77 Medford's open house?  was it really a 50k upgrade?  Or builder's standard that looks nice and new?

CalPac's Tremaine in the Pointe.  High ceiling entrance, shiny wood(?) floors (but two different kinds?), no window covers?, no downstairs bed/den, no loft up, does have his/HER master closets, secondary bathroom can't be shared (1 sink, 1 door), in the corner of the street with a wrap around yard?  Haven't been to this area, satellite map looks really congested, especially with how Canyon Sage fishhooks.  Speaking of fish, they have a koi pond in the back, I wonder if the fish is included.  How much for maintaining koi ponds?  Never owned fish before, but my little one might enjoy feeding them (I did when I was little). 
 
I did not personally tour the property, but my mom did this morning.  She said the floor is travertine, nice kitchen and bathroom backsplahes, and plantation shutters.  Everything else look standard.

Is the flooring really travertine?  Looks like tile from the pics and the MLS description states this as well. 
 
I don't know since I was not there.  I am relaying what was told to me.

Able to stop by today....so this is what a $1.5 million Irvine home is like....notes as follows

Overgrown pygmy palm leaves almost poked my eyes as I walk up to the entrance...
Listing agent wanted us to wear shoe covers....they looked dirtier than my shoes...and it was tiles...ok
Nice black cobwebs in the dining room....
Backs Culver
Afternoon sun in master bed and family and kitchen
The hanging pot rack over the island is too high
Master bedroom reeks of old Asian people...Kim chi vs mothballs vs more mothballs
Most secondary bedrooms seem dark
Entry effect to living room with 20 ft vaulted ceilings (200+ feet curtains!)
Max of only 5 bedrooms? 
Didn't hear much Culver noise but pool/water feature drowned it out
Pool takes up most of the backyard
Good sized front lawn for kid play

As we drove in, the street feels really narrow with these giant behemoth houses.  Big lots but with these footprints, still felt claustrophobic.  Interesting to see it was foreclosed recently and for a really low amount.  House needs work...heck I wanted to grab my lopper and go to town on those pygmy palm leaves...the master bedroom reeked so much my daughter couldn't stay in the room (too stinky Daddy!). The bedroom with its separate stairs is a weird setup...maybe we can play Rapunzel?

Biggest negative is that it sides to Culver. They should discount the price. Otherwise home looks like it has potential. Location in the guard gated section of NWP is nice--they have their own sub-hoa pool and tot lot and direct access to the Hicks Canyon trail. Schools are pretty good too: Canyon View Elementary and NW HS.
 
Anyone know who built these Cristal homes?  I want to say Taylor Woodrow... seems their style with long hall way and rooms branching off..

The owner still live here, so definitely not staged (if it was, it wasn't very good).  Asked the agent about the foreclosure, he mumbled something about the owner foreclosing on another owner?  Not sure what he meant by that.  Floorplan is not my cup of tea.. but it is something you don't see from the new homes..  I always want to see a Cristal Plan 1... love me some circular dome architecture!

3CG in Tustin Ranch for under $900k.  Strange though they don't show any pictures of the bedrooms, not a one - probably not a good sign.  Also trying to figure out exactly how the great room is laid out but unfortunately I think it's going to be long and narrow.

Downstairs is a traditional L shape layout. You walk in through front door and see combo dining room/living room and adjacent stairs. Back of house is other part of L with kitchen and family room. The nice part is that you get a 2 story ceiling above the family room. This could also be potential expansion space for the 2nd floor loft. Looks like the HOA has their own pool and you are walking distance to Cedar Park, Peters Canyon Trail, and the very good Pioneer Middle School and Peters Canyon Elementary School.

Thanks, I'll ping IrvineRealtor.  Unfortunately I'm usually not a fan of the L shaped layout unless the part of the L with the kitchen in it is wide enough, otherwise it usually ends up feeling cramped.... this one may or may not be, hard to say.  I do think the gated community would be nice and good to have their own pool but I've been spoiled by my Woodbury pools :) 

Curious to see how the upstairs is laid out though.
