Isn't $900k overpriced?

Esp since 3CWGs in Tustin Ranch are closing for below $775k and one closed in Oak Creek for $760k.

So when did doors replace towels?

IHO is turning into the WI Sage for home pricing--

23 Tioga, a short sale closed @ $775K! (4/20/12)http://www.redfin.com/CA/Irvine/23-Tioga-Pl-92602/home/4792105

Ouch!!!--9 Tioga (http://www.redfin.com/CA/Irvine/9-Tioga-Pl-92602/home/4792087)looks way overpriced now. Maybe they can get lucky and some FCB will ignore the new comp with the same floor plan down the street.

9 Tioga closed at a respectable $875k given the history of this area..

I would suggest putting this on your door (maybe a couple)

I think it is suppose to reflect all negative energy out of the house and to whatever it is pointing at.

Pretty tricky, fooled me all these years as I drool over them driving past on Yale...  Road noise from the loop?  I though it was a 25 mph zone?

Oh yeah, it's very noisy with all the people driving in and out of each Woodbridge area.  I think the speed limit is higher....35 or 40 but you'll have people going even faster than that (like 50).

Didn't you notice the two front doors? Or were you thinking they were Lambert Ranch homes with the in-law door?

Pfft... 25mph on the loop if you're riding a bicycle. I think they've doubled the number of stop signs on the loop in the last 20 years and people still speed.

Anyone seen this one yet ?

I like the floor plan if it's got the super great room. Doesn't seem to have any upgrades though judging from the pictures.

I was really interested in this one also.. but couldn't take the noise either...
I figure it was price correctly to compensate for being backed to the toll road but could not stand the noise..

a bit higher then comps, layout is decent, but....

that toll road/exit ramp is LOUD (I was surprised, thought being a toll road would be semi-quiet)..seems like a decent neighborhood.. saw chalk on the cul de sac.. good family neighborhood.  I don't think any price for me can justify the road noise.  FYI, much better to be below a freeway then to be above, sound travels up).  I might reconsider if the sports memorabilia is included in the sales price..:)

Haven't been to Sheridan since I saw the house on Easthaven (price dropped today if anyone is interested)..  What's with the Langford pics?  I'm no photo expert... but why focus on the furniture?  First pic is the street for crying out loud... Are we buying a tree lined street?  Not even a complete shot of the front of the house... Backyard looks decent.. but can't tell this has a super great room

Yep... Plan 3... my favorite in Rosemoor (similar to Plan 2 in Villa Rosa).

We saw the house right next to it, which was foreclosed on (it was a Plan 1... the same model that closed for $725k close by).

Let me know when these drop to $700s too... :).
