Really crowded viewing... interesting layout... 3 bedrooms down, the master upstairs. Nice volume ceilings and a largish lot for UP. It had zero lot lines and the garage was detached (so to get from garage to home was outdoor... which is not good since the laundry is in the garage). Kitchen updated but needs new counters... and bathrooms semi-updated. Nice wood floors but all the carpet probably needs to be replaced.

Based on the number of people there, $700k is a good price point to get your kids zoned to University High.
 
21 Amargosa went for $836k, saw this house, a bit dark, small lots with 3000 sq ft homes on top of it will block out alot of light.  Still like the price though.

a bit higher then comps, layout is decent, but....

that toll road/exit ramp is LOUD (I was surprised, thought being a toll road would be semi-quiet)..seems like a decent neighborhood.. saw chalk on the cul de sac.. good family neighborhood.  I don't think any price for me can justify the road noise.  FYI, much better to be below a freeway then to be above, sound travels up).  I might reconsider if the sports memorabilia is included in the sales price..:)

Here's one that I'm not familiar with, a Tustin Ranch home built in 2006?  By Lennar, wonder if it has the same floorplans as the ones they built in Columbus Grove?  Anyways, small gated community w/high HOA, no association pool, MR is about $1300 a year, ginormous backyard pool/spa (maintenance), small yard on a decent lot due to size of pool, no high/cathedral ceilings like its older Tustin Ranch siblings, no neighbors behind, walkable to Ladera/Pioneer, traffic jam in the mornings/afternoons with school pickups? 

It's neighbor with exact floorplan sold for $899k about a year ago, bigger lot but weird lot shape.

Intersections/exit/on-ramps will have a lot of noise from car accelerating and decelerating. If it bothers you, it would probably bother your future buyers as well. Best to avoid that if you can.

Nice looking house, how much of that backyard does the pool take up?  Also, they want to make $90k more that what they bought it for back in 2009?  Unless they put in most of those upgrades, they are in fantasy land.  Seems really a bit too high priced for Tustin Ranch...mid-to-high $800s would be doable in my opinion but they may not be motivated sellers so who knows.

Saw this home yesterday at the Broker's Preview. RE reps at the home said it is owned by the former Olympic Volleyball coach.

The home itself looked nice and new. 1st floor had nice wood flooring, kitchen had built in fridge, downstairs bedroom with shower in bathroom. I'm not a fan of the entry--front door opens into long room--combo Living Rm/Dining Area. There is no sense of separation between the entry and living area.

Back yard is small since most of the sqft is taken up by the gorgeous salt water pool but there was a grassy side yard. I liked the fact that it backed to a hill--felt very private. The garage had tons of built in storage and a finished floor (?epoxy).

Upstairs area was carpeted, nice use of ceiling fans throughout home, MB was on the small side,  and I didn't like the vampire tub setup.

Although the home is in great condition, my biggest concern would be the neighborhood. It is situated on a loop tract of 25 homes protected by a gate. There is very little street parking and the homes feel very tightly packed without much community greenery. Also the main entrance to the tract leads to a school--think major traffic snarls twice daily during the school year.

Sure, just say that you are an agent.  ;)  That information is normally in the agent-to-agent comments of the listing so IACrenter probably had someone send him the full view listing or else he has access to MLS.

I'm not an agent but I've been going to these for quite a while now. They have broker previews every Wednesday in Tustin/Irvine. Here is their website and you can download their printout every week:

Yes... anyone can go to a broker's preview... I go to them too... just tell them your agent sent you.

I use www.irvinepinksheet.com... that redirects to the same site iacrenter mentioned (I think that was the original website name before they combine with Tustin).

I think Aliso Viejo has theirs on Thursdays (the site name escapes me at the moment).

It's just like an open house... the site mentioned has a document that lists the address, property info, and when the times are, usually 11-2 or or 10-3 on Wednesdays... I'm surprised you haven't gone to one yet.

is off the market?  Just saw this the past weekend.. REALLY crowded street.. all the 3cwg have 3 cars in the driveway.. Felt claustrophobic walking up to the house..  Very rarely see a NWP house around this range.. Guard gate is a hassle, high HOA, house showed really dark, had high ceilings yet did not felt "open" at all.  Backyard is too cluttered with a lot of overgrowth.  Front is the same with too much vegetation.  oh well.. almost got into a 3cwg in NWP but not meant to be..
