My bad... didn't even look at that. It's one of those 3 story homes... not sure if that's still worth the $900k... I would actually prefer to buy a smaller 2500sft lot in a better location for that price.

It is actually a 2-story Legacy Plan E. It appears they added a full bath to the 2nd floor bonus room. and there was a builder option for another bedroom/media room if you split the downstairs family room. So theoretically this home could be a 7 bedroom home (counting the bonus room as well).

Oops again.

That floorplan is gigantic... no wonder the lot is big... the footprint of that home is HUGE.

This is an extinct species... 3CWG that is over 3500 sft... seems like a bargain compared to the Lambert Ranch homes.

 
Chinese superstition applies to the entire street. Just seeing the home-icide across the street is enough of bad lucks for the neighbors. Proximity to this property greatly depreciates property value.

Ouch!!!--9 Tioga (http://www.redfin.com/CA/Irvine/9-Tioga-Pl-92602/home/4792087)looks way overpriced now. Maybe they can get lucky and some FCB will ignore the new comp with the same floor plan down the street.

9 Tioga is next door to the double murder house. I wouldn't buy it for $100,000. The only people who should buy are those comfortable with specters walking through their walls at night with stab wounds.

Did you see me at the Open House?

While the inside has some nice upgrades (although now dated)... the outside needs a lot of work. Wooden accents looks worn down, cracks in the stucco and no roll-up garage.

Stopped by on Sat, didn't see any big Austrians there at the time :)..  didn't spend too much time there, the entrance really underwhelmed me.. I'm still pretty new at looking at 80s resales.. this one didn't impress..  you have your 3CWG or bust rule, mine is skyrocket ceiling or bust

HOA is a tad high, didn't really care for the gate.  Still want to avoid any pool/jacuzzi in the back for toddler safety reasons.  Agents just gobbled down jack in the box takeout when I walked in.  Reeked of onions and fries.. not a nice nostril experience.  Did they talk about busting down the bookcase on the 2nd floor to run stairs up to the attic to turn into another room?  Told the agent I'm looking for that dramatic soaring ceiling effect entrance, she kinda chuckled and said those are hard to come by and especially in my price range.. should've told her about this

That's a high price considering the same model with more upgrades and similar lot size sold for $720k in the last 6 months... and... a bigger model sold for around $770k(?) recently also. Redfin says it sold in 2005 for $777k and considering we are "supposed" to be at 2001 pricing... how can they price this at $824k?

It's a good location and my wife likes that floorplan but I don't because it only has 3 bedrooms (none downstairs), the laundry is a pass-thru to the garage and the upstairs seems really tight.

Plan 3, sq ft is 2635 not 2700, this was a Phase 2 sale at $854,700.  Phase 14 (last phase prior to models) plan 3's ranged from $885,500 to $897,500.  I don't remember any cathedral ceilings.  Vampire tub (Roman tub?) and the two secondary bedrooms sharing a bathroom are the negatives upstairs.  I keep forgetting how small the lots were.  Priced at $949,000, we'll see how well it does.. I'm guessing low $900s

Yes, it's in South Pas, saw the open house today, family member is interested, such an eye opener to see what the same price will get you in a old, mature neighborhood compared to Irvine.  This house does need alot of work in updates, 8000 flat lot has alot of potential.  Anyone know if doing major expansion work on a house like this (+500 to 750 sq ft) is possible in South Pas?  Buy this house for $950k, pop out to +2200 sq ft in renovation, easy $1 million house?  This is one of the smaller homes/lots in this estate area, some of the bigger lots are almost an acre!
