There is very little street parking and the homes feel very tightly packed without much community greenery. Also the main entrance to the tract leads to a school--think major traffic snarls twice daily during the school year.

My buddy lives here and street parking is a pain.  Houses are nice, but once you walk out, it doesn't feel like a neighborhood.

I was really interested in this one also.. but couldn't take the noise either...
I figure it was price correctly to compensate for being backed to the toll road but could not stand the noise..

a bit higher then comps, layout is decent, but....

that toll road/exit ramp is LOUD (I was surprised, thought being a toll road would be semi-quiet)..seems like a decent neighborhood.. saw chalk on the cul de sac.. good family neighborhood.  I don't think any price for me can justify the road noise.  FYI, much better to be below a freeway then to be above, sound travels up).  I might reconsider if the sports memorabilia is included in the sales price..:)

Here's an idea, 8 of us pitch in and buy this land, each get an acre to build our dream homes.
For 8 lots, would we need a motorcourt? :)

I'm down... but I call corner view lot for $25k premium (can you build a 2500 3CWG for $350k?).

i am in!  ihs can architect the whole thing for us.  seems like a good deal for a mini developer if they can get 11 houses.  i remember ihs saying the cost to build is $50-100 per sq ft for the builders.  11 ~3000 sq ft would cost about 600K each and they can easily sell them close 900K+.

I know this is all talk, but how realistic is this idea?  Any real estate professionals or attorneys care to chime in?

Congratulations and keep me posted about the beautiful home you will be getting in WB!!  :'(
