I would bet that college buddy is fictional. James Park is that kind of person that will do anything to help his cause - lying, distorting facts, reference to divine inspirations, creating shill accounts to support his main account...etc

Panda, I am happy for you that you will finally have 1 familiar face in John's Creek whose last name is different from yours. It must have been hard leaving all family & friends behind to start a new life from scratch. I hope you have good times with your friend upon his arrival.

You can sit and whine about him everyday. Or you can do something about it. Leave. Go find your happy place. Clearly this isn't it. Move on.
 
Atlantic City is losing 2 casinos, 5000 jobs in 3 days. That should put a dent in the real estate in the area.  Atlantic City is pretty far from John Creek right? 

A time few could imagine during the not-too-distant glory days of casino gambling has arrived in Atlantic City, where two casinos will close this weekend and a third will shut down in two weeks.
More than 5,000 workers will lose their jobs in an unprecedented weekend in the seaside gambling resort, leaving many feeling betrayed by a system that once promised stable, well-paying jobs.

Ah, yes. It's very detrimental for two casinos to go out of business 800 miles away, in another state. Not. I think you're confusing "Atlantic City" for "Atlanta".  ???

I mentioned to a co-worker that I used to go to Atlantic City when I lived on the east coast and she thought it was Atlanta.
 
My daughter asked me today. She grew up in a bubble obviously knowing Asians only exist in Irvine and SGV. " Have you heard of a place called Johns Creek?" She made numerous Korean and Chinese classmates graduated from there and learned about the awesome Korean restaurants there. Her perception just like many Irvine kids there are only Blacks living in Atlanta. She was shocked that there are many Asian students from a place she has never heard of. I am glad she is broadening her horizon that the universe actually don't spin around the Irvine axis. I went on to tell her that there was this blog called Irvine Housing Blog that spinned off to 2 blogs and one died where people like yourself with limited awareness and knowledge went to learn.

I just wanted to give you guys an update on the city of Johns Creek since I moved out here since June 30th 2011. Recently the city has ranked #2 as the safest city to live in the state of Georgia and #3 best places to live in the country. The North Atlanta market peaked in July 2007 and crash down to 1996 price levels in March 2012. Today Gwinnett County has double in value from its 2012 levels and most counties of North Atlanta has just recently surpasses the July 2007 levels making new highs.

Also what is interesting is that the Asian migration pattern of Johns Creek is very similar to that of Irvine (census data of 2000) and Cupertino (census data 1990). Johns Creek is the fourth largest city in metro Atlanta and its Asian population was at 13% in 2007, 23% in the 2010 census, and by 2020, I estimate that close to 35% of the City of Johns Creek will be made up of Asian Households.

Since some time has now passed I can some similarities in the Asian migration patterns in these three cities. The HI ratio is simply the median home price / median household income. The higher this number the more unaffordable home ownership is. I see it similarly to valuating the PE ratio to a company stock.

Monta Vista High is the flagship high school of Cupertino, CA. In 1995, Monta Vista became an Asian majority high school.

University High is the flag ship high school of Irvine, CA. In 2004, University High became an Asian majority high school.

Northview High is the flag ship high school of Johns Creek, GA. In 2012, Northview became and Asian majority high school.

Thank you for your update. You have made a right choice in not following the sheeple line. You are not however immured from the spitting, public squatting and butt littering population invading your city. Your school is becoming the number 1 feeder schools into the Ivy compatible colleges. That news is already out and you will receive the most undesirable neighbors.
 
Hi IHS, It has been a long time. It is good hearing from you. I am not here to speak anything negative about Irvine, but just wanted to share my experience with the some of decisions I had made. I think 4 years is enough time now to know the area very well.

Just a little background info about myself for those of you who don't know me, I have been reading Irvine Housing Blog since I just turned 30 in 2006. Indirectly this blog allowed me to discover my passion which I did not know back then. My plan was to move to Irvine until I attended the Grand Opening of the 2010 Woodbury Collection where prices didn't quite correct as much as I had thought it would.

Financial Independence was very important to me at the time, so I changed my plans and moved to a new emerging city in the northern suburbs of Atlanta. My aspiration was to start a brand new business from scratch and to build a portfolio of single family homes in the best school district in my own backyard. Before moving to Atlanta, my partner and I had started small software company within the ecommerce sector that had a good 7 year run which I believe was my first career. Real Estate and Investments is my passion and I believe this is my second career and perhaps my final career. I feel that I have a learned quite a bit in the past 4 years and I just wanted to share some of my insights and knowledge with all of you.
 
Hi IHO, it is nice to hear from you as well. Nope still just the dos Panditos and hoping for a Pandita. The twins are in kindegarten at Johns Creek Elementary. You have a son and a daugther right? They must be in middle school by now. No plans to visit the Unicorn Land but will let you know when I do.
