The price is good but here are a few hidden things to know about Greenwood.

1. There's a major bug infestation problem on this former Marine Corps. land.  I currently live at the Anton Legacy and I have seen many of the bigger size red-eyed cockroaches and fairly decent sized spiders.  A pest control company comes every week to spray the place down, but I'm not sure how safe all these pesticides are.  I guess if you can be OK with the floorpans where the bedrooms are on the second floor, but know that you'll have to spend quite a bit on pest control and potentially structural damage by termites.

2. HOA fees begin around $300-600 per month! If there are three things true in life - it's death, taxes, and HOA fee increases!  With the big fancy swimming pool, basketball courts, and other amenities, I would be surprised if the HOA fees do not rise soon.

3. For new homeowners in this area, there'll be an additional tax for building new schools.  You can easily google this.

I chimed in because I was surprised to see so many bugs when I moved in, particularly since I live on an upper floor.  I believe the other new apartments in this area are experiencing the same problem. Just yelp it.  The real estate company will not volunteer that information, unless you specifically asked, in which case you'll probably get a PR answer.  I just didn't want others to be surprised.  Anyway, I'm told that the land has lots of bugs because it's been idle for many, many years.  Perhaps this applies to other land as well, but the difference is that this piece of land, as a whole, is particularly large.


 
Bugs in new construction are expected and common.  Beetles, spiders, mosquitos, moths, ants are all very common in this area.  As an apartment resident, at least you won't have to deal with gophers.  Those are a homeowner's nightmare.  Mice are also very common, so don't be surprised if you see droppings in your area.  Roaches are common in apartments because even if you are clean, your neighbors may not be.  Shared walls almost always result in roaches at one point or another.

HOA fees for apartments are very different than those in Greenwood.  Greenwood HOA will start high, then go down over time with buildout.  Apartment HOAs fluctuate much more frequently than SFR HOA.

Mello roos is pretty well understood and expected by most people considering Greenwood.  There are 2 CFDs that will be attached to the property tax, one for city of Tustin, and another for TUSD.

Will it be for the apartment owner of the building to pay the additional Hoa or apartment renter?

In fact the HOA do not start anywhere near $600 per month and if you had bothered to check the facts out, HOA will be going down as the development is built out.

So looks like your "opinion"  on the HOA has no basis in fact and reduces the credibility of anything else you had to say.

I'm not sure if this is the average or common situation.  The surrounding land around the Marine Corps. has been well developed for many years, hence all the bugs gravitated towards this idle land during that time period.  It's not your normal case where builders kept building out as they went along - here, they had to wait until the Government wanted to sell the land.

Bugs are in new developments EVERYWHERE.  There's nothing special about the fact that Greenwood is being built on previous USMC land.  Roaches dine on construction materials...AND construction workers leave their trash in the walls and cavities as drywall goes up.  That would explain the roaches.

HOA rates DO go lower as the buildout is completed.  It's in writing, and happens in just about every HOA.  Apartments do not follow this same pattern, as the HOA cost structures are very different.  In Greenwood, HOA WILL go down, and it's documented.  It will start in the $300's, and eventually end up in the low $200's as more residents move in.  There's no good faith needed here.

You were one of those kids that cannonballed into a swimming pool right after a meal without even testing the water temperature, weren't you?  :o
 
In regards to" HOA fees lowering in cost at buildout", I've heard from people (in other communities) that it is not guaranteed.  They were also told the same thing when they purchased...however, at buildout, the fees remained the same.  .....So I'm not sure if we can rely on that to be a fact.
