Greenwood in Tustin Legacy

NEW -> Contingent Buyer Assistance Program
i think its still cheaper than irvine. i was looking at some of the houses in orchard hills and they were asking 850-950 for similar spec homes...but the lots were 2500sq ft, much smaller than greenwood, and they werent considered as SFR. they were detached condos

Plan 1 starts at $751,990?  Do you think prices will continue to go up for the houses here?  They are looking like Irvine prices now...

I suppose you are talking about the Sheldon Plan 1.
Plan 1 actually starts at $756,900 in the most recent phase release (all sold).

Sheldon residence 1 - Coleman
Homesite 23 - Plan 1CR $763,900
Homesite 26 - Plan 1A $763,900
Homesite 57 - Plan 1B $756,900

Per the Columbus square resident expert who has been leading the charge on getting the elementary school open TUSD will approve the mr bonds today and Tustin city council will approve tomorrow.

TUSD should put their money where their mouth is and make an announcement regarding the opening. I think this would help home sales at greenwood (especially as prices continue to up).

So this means more mella roos for the new homes or does this really just mean the estimated price is now kind of a final price (as they had already been advertising / selling them with the presumption this was going to get approved)?

@ bullsback - not sure what they are advertising on their price sheets. For a 3000 sq ft home in Columbus square I am paying about 6600. At one point test or Lonl put up the MR amounts for greenwood and that same 3000 sq ft house was going to be about 4000-4500 at greenwood. The new MR bond will put that 3000 sq ft house in greenwood in the 6600 range. But I'm sure they will disclose the potential extra MR if not included in their advertised price.

I noticed a bunch of trucks parked on the land between Tustin Rach Road and Greenwood.  In addition, banners were added to the fences around Tustin Legacy.  Suggests they will be starting a lot on consruction soon?  I sure hope they get the Regency Shopping Center soon...

I read somewhere in the city of Tustin website that it is supposed to open some time in late 2016. The other day I saw a truck right in the middle of the parcel where the shopping center is supposed to be. Had a tower on it, not sure if they were doing some surveying?

Here are the TUSD MR rates for Greenwood.  This is the new TUSD MR only and is added to all other MR.  Detached is lower than what Columbus Square is paying but attached is higher.

So did you get a good deal?

i think so...i hope so...but probably not lol...price-wise im not sure.....my price per sq ft ended up being $366.00

i got the elevation i wanted and the lot size is 4000 sq ft so i think its an OK deal...for a new construction at least.

Won't this shopping center compete with the existing tustin legacy stores (whole foods / Costco)?

I'm hoping the new shopping center has a grocery store in it.  I think having a Ralph's or Albertsons is definitely needed for Tustin Legacy.

The grocery store is going to anchor the center.

Perfect!  I'm really glad now that these projects will be moving along.  Greenwood will be picking up in sales for 2016 phases.  Glad I locked in early before they spike the prices.
