Great Park Neighborhoods

I think tha Hoa has rules on street parking but to be honest... Probably wont see families moving into these extended rooms. It doesn't have a kitchen. They'll probably be single guys.

We are relocating from SD and I've learned so much reading all the threads here. We spent many weekends visiting all the new villages and all the models (some multiple times!) and we like PP best for the residential feel. We liked the Sagewood model 1 and would try to buy that if we decide to buy now.

But does anyone know what the next GP village will be like? What kind of homes, when it might open, etc? If there isn't much public info, any guesses? Is there any reason to wait for it ignoring all the pollution concerns?

For anyone living in PP now, how is it? Do you know your neighbors?

Last, is it just me or are the nearby Korean food options not great?

Depends.

There are actually quite a few Korean eateries in Irvine... and at least 2 Korean grocery stores.

But quantity does not exactly mean quality.
 
There are a few Korean eateries. I'm moving to pp in a few months. Hoping i have good neighbors.
 
I have read so much about Pavilion Park and finally had a chance to visit it briefly when I was back in town. I have visited many Master planned communities before many of you were born. Very few projects impressed me. Celebration and Seaside were some recent ones. Woodbridge was from an earlier era and continues to be as long Milfs continue to flock over to pier island.

I did like the land plan and the organic meandering approach to PP. The public park and farm vernacular structures were executed with purity. The sustainable landscape compliment the arid region and terrain. The clustering of neighborhoods around the open space core is effective and beginning to address the social connectivity lacking in most master planned communities. The curvilinear streets are so much more interesting than the grid. I would totally consider buying there if I were continuing to milk the IUSD system.

What's most interesting me to me on that map is the TIC proposed residential past the 133 and before the great park off Trabuco.

You mean cypress village east?  What's so interesting about it?

Woodbury & Stonegate east are only between Sand Canyon & the 133.

Those are not the Cypress Village East mentioned in another thread.  The interesting part is that TIC/IP is building a community in the Great Park.  Maybe test will have more info on this.

bones has its panties in a bunch because the map it posted was completely worthless.
 
At least it got you to post another map (not in the thread bones created, of course).  I've been following IHB/TI for a while now, and you post a lot of great stuff. But man, you are jerk.  I guess you have to take the good with the bad on the internet.
