The lots did appear to be larger than TIC even when they are halved for standard (non-model) homes.  I visited the lower priced homes (Roundtree and Springhouse), which are nice but the secondary bedrooms are a bit small since they are trying to squeeze  4Bed(+office/den) into 2,000SF.  Some also has huge islands that make the living/dining area feel small. 

Springhouse plan 2 has 2 stories entry, which is nice.

Price/SF and HOA at ~$190 are fair but Mello-Roos of $5-6K + Tax 1.1% of $800K are too much

Roundtree seems to have sold out phase 1 and are taking reservations for phase 2.

If they have, say, 6 homes per phase, and they have 30 people on their pre-approved list, then yes, they're up to phase 5 on some residences (and I'm being generous here by saying that the people are on the "pre-approved list" and not merely on an "interest list", which is what it may be). That said, many of those 30 people aren't going to be buying (they're either not serious, or they're interested in a few Great Park homes and not necessarily that one, or they end up buying somewhere else entirely). So, I take what they say as bragging "look how popular we are" and nothing more than that.
 
I was there again this weekend (oct 5).  springhouse is now at phase 7. 

People were much lesser than last week.
 
I finally looked at some models yesterday (we were able to park next to them rather than on the dirt lot outside the 'hood).

First impressions:

1. Nice layout of the neighborhood, kind of reminds me of how some Carlsbad new tracts were done (also Lennar).
2. No fullcourt hoops... only halfies.
3. Are there any other parks than the central one? I think there is one other pocket park but that's it.
4. You get a free bike if you buy (that's what the salesguy told me)
5. The bigger homes have large lots compared to TIC... tempting.
6. So if the soil is toxic, why do they have their own greenhouse? Seems like you can plant edible things into the ground here since this used to be farmland, I don't think the disclosures that were at Villages of Columbus are in force here (can anyone who is in the buying process verify if there are any "toxicity of land" disclosures?).
7. Some models are very big, yet only 3 BRs upstairs... and the master closets are tiny.
8. Interesting how the models are all close together... some right next or across the street. I can flaunt my driveway, 3rd car tandem and IHO view lot much more easily to the have-nots.

I'll post separate threads but I like Rosemist and Sagewood... not 3CWG but at least they have 3-car tandems. My favorite is Melrose actually but those are 4000sft homes at $1.5m... whoosh.
 
We bought a Plan 3 in William Lyon Whistler, and there was no "toxicity of land" disclosure. I asked them specifically and was told that as it was farming land, there was no problem with fruits and vegetables.

This may be true but what about future schools?  Won't those be built on the "toxic part"?  We all know the Irvine housing market revolves around schools so how will that affect resales in the future?  This is my main hesitation with Pavilion Park.
Just tell your kids not to play in the sandbox... or eat worms from the playground. :)

 
Greatpark Sales Update - Source: OC Register

58 of the 79 homes released are sold/reserved as of today.  Builders plan to release their second phase earlier than expected.
It seems like Lennar (24 out of 24 phase 1 sold out), Pulte, and Shea Homes selling really well.

Shea Homes (Sagewood) - 9 out of 9 Sold Out.
K. Hovnanian Homes (Harmony) - 3 out of 8 homes reserved.
Rcihmond American (Birch Trail) - 5 out of 8 homes reserved.
Taylor Morrison (Springhouse) - 3 out of 6 homes reserved.
Lennar (Beachwood) - 8 out of 9 homes reserved.
William Lyon Homes (Whistler) - 4 out of 9 homes reserved.
Pulte Homes (Hawthorn) - 8 out of 12 homes  reserved.
Lennar (Rosemist) - 10 out of 10 Sold Out.
Ryland Homes (Melrose) - 4 out of 7 reserved.
Lennar (Roundtree) - 8 out of 8 Sold Out.  2nd Phase already released - 4 out of 8 reserved.

If it's only the waiting list that's 5 phases long then that's nothing.  Most of those people won't end up buying.

I think for Springhouse, only model #3 (corner house - 2 out of 2) is sold out or on a waiting list. 

I was there Friday afternoon and model #1 and model #2 are available.  No #1 was sold and only 1 #2 was reserved.  Maybe model #1 and model #2 got reserved over the weekend.

Info is directly from OC Register this morning as of yesterday.

I do like that corner lot house though.  Separate suite for in-laws and guests.  Big side and back yards.  Nice walk-in to the front door.
 
Attached is the pricing sheet as of October 4th.  Still phase #1 as of this date.  How do you go from phase 1 to phase 5?

How come Melrose is not sold out yet? Based on these Decors, FCBs should have snatched up all these homes by now.

La Cresta is 1.5 mil and is selling fine.  Must have been the crappy grand opening that left a bad (literally) taste in everyone's mouth.
