Went over to Great Park to register one of my clients who was on the VIP list this late afternoon.  Stopped by at Springhouse by Taylor Morrison, Beachwood by Lennar, Whistler by William Lyon, Hawthorn by Pulte, and Sagewood by Shea Homes.  Not a lot of people looking around but a slow constant flow of buyers walking around. 

The community has an HOA of $196/mo during build-out and it drops to $182mo after build-out.  I was pleasantly surprised that pretty much all of the lot sizes were larger than 6,000sf (ranged from 6,000sf to 8,000sf), how refreshing.  Mello Roos ranged from about $5,000/yr to $7,000/yr depending on the size of the home and lot size.  Price ranged from $350-$375/sf (the single story homes were over $450/sf).  I loved the Pulte single-story home but I can't afford as it was over $1.1m.  :-[

Here's the Broker co-op for each community that I visited:

Springhouse - $10,000
Beachwood - $10,000
Whistler - $15,000
Sagewood - $15,000
Hawthorn - $20,000

So who went/is going today? I want to go to get the nice fancy brochures, but don't care to fight the crowds since I have no serious interest in buying.
 
I will wait for it to die down before I go.  Seems like everyone is out and about today.  Went to Costco and had to wait for multiple people to move their cart as they blindly blocked entire aisles.

 
They must not want to sell any homes here.  First they make you park on mud.  Then they expect you to tour 30 homes with no food.  TIC does grand openings much better.

TIC uses the free food and hoopla to hide their shameful 3000 sq ft lots.

What are the lot sizes here?  Not one of the salespeople I asked knew.  If they are larger than TIC wouldn't you want to advertise that?

Depends on which builders.  For SheaHome Sagewood ...  they all 6400SF lot size!!!...  For others, I always heard avg 4000sq.

Thus, I like the SheaHome the most... their price, with big lot...  is about $355 per sf.

Most home in Great Park, for example SheaHome Sagewood, "CFD special tax will range from $5902 to $6934 per year, Subject to an increase by 2% per year"

increase by 2% per year....  is this normal/standard for CFD tax?

Translation:  "we don't know how much pollution is actually down there until we start trying to remove the tainted soil and runoff and replace it with clean soil".

Or they need funds to construct a Great Wall to keep out the riff raff and/or escaped prisoner
