Cypress Village - Options

NEW -> Contingent Buyer Assistance Program
Happy Saturday, fellow TI comrades. It seems that there aren't many Cypress Village folks on this forum with the exception of myself and ZeroLot. When I had initially posted I was hoping to hear from other fellow CV buyers so that we could share any good or bad experiences from the Irvine Pacific home buying process. I wonder if the rest of the CV buyers just don't do any research online?

September 28 is next week and there are quite a few homes that will be having their model home grand openings. Are people excited about this? The Great Park area is quite massive.

Question for everyone in regards to countertops. What order of priority would you get the countertop upgrade applied to your home if 1 is first priority and 5 is last? Also which areas would you not bother upgrading at all if money was an issue.

Here is my priority order:

1) Kitchen
2) Master bath
3) Second bath
4) Butler's pantry
5) Laundry room

Butler's pantry and laundry room I am guessing are not that important. Would most people skip on those two?
At a minimum the kitchen and master baths should be upgraded?
How do people feel about the 2nd bathroom?

Thanks everyone.

Like you said kitchen and masters are a must for the upgrade. For your situation I would also upgrade the Butlers pantry - as a person might be inclined to say it's an extension of the kitchen. Think of it long term when you will sell it.

1. Kitchen
2. Master Bath
3. Downstairs Bath/Powder

2 and 3 are close depending on what condition they are in and if you are concerned more about your guests than your own bathroom.

I don't have a butler's pantry and the laundry room is way down the list after second upstairs bath, garage storage and outdoor space.

you have to do the butlers pantry, that is an extension of your kitchen, it will look cheap/ghetto if you have granite in your kitchen but not the butlers pantry.

Afraid you are right on that one, qwerty. What about the splash? I figured you gotta get the splash too for kitchen and pantry?

My downstairs bathroom doesn't have a counter space so I don't have to worry about that. I'm still debating whether I want to get upgraded counters for the secondary bathroom upstairs. I definitely would not do garage or outside. No options for that though so no need to worry about them.

your backsplash doesnt have to be granite, as long as the backsplashes match in both the kitchen and butlers pantry, you just have to be consistent in the kitchen/butlers pantry.

here is a pic i took before the house was finished. you can see off to the left is the butlers pantry. it would not look good if the butlers pantry (counters and backsplash) didnt match the kitchen since it is just an extension of the kitchen
