Would have been fun to throw that sleazebag a curveball, but out of respect for what IrvineRenter was trying to accomplish in terms of an honest conversation - I didn't bother. Plus the AZ-haters would have turned the man into a Martyr which would have been counter productive.



It was fun to think of though.

I can assure you Dan won't choke, instead he will tell you in the most polite way that there are many other choices, and you should really get your head examed for only considering these two options.



I won't consider that a "curveball". Nothing curve about this ill-logic potential question.



Sleazebag? Not sure we are on the same call. Maybe you can share with us which part(s) of the conversation make you conclude he is a sleazebag?

Why would I need to have my head examined? I am a school teacher earning 50,000$ per year. I can only afford something in the 200K range. When I look around on Redfin, all I see are very small condos.



I would really like to live in a house though. That 700 SQFT condo is going to be cramped with all the kids and whatnot.



What can Dan find for me in the 200K range? Preferably 150K so I can save some money for retirement.

Dan is what we would refer to as.... "in the club".



It's nice that he came out to do the little Pow-Wow and kiss some babies for the cameras but as you can see, he danced around the accusations of price controls like a politician rather shoot straight and say "Yea, we are a business and we want to milk money off of you moo moos out there - as much as possible".



Despite all the diplomatic ass kissing, it was received here as "double talk" and gets the "Sleazebag" title.

You can not afford to live in Irvine.

I can not afford to live in Aspen, nor do I want to.

Received here as straight talk. I do not see dancing around the accusations of price controls. He said the market controls the price. TIC does not. That is not a dance. It is telling it like it is.









Prices in Irvine are "set" by the sellers and the buyers, (currently knife catchers). That is all. TIC is not psychic and can not control the minds of buyers and can do very little to influence the price buyers are willing to pay. Nor can TIC influence the price sellers are willing to sell at. Existing sales are much greater in number than new sales, therefore existing home sales have a much greater influence on new home prices than vice versa.







People accuse others of avoiding a question if the answer is not exactly the answer they want or answered in the words they prefer. If they are not validated, they say the answerer is avoiding the question. The truth is that some folks are just not open to the truth. Conspiracy nuts can never be convinced that a conspiracy does not exist. That is why they are called conspiracy <strong>NUTS</strong>.







People call others names, like sleazebag, when they do not have a valid argument or evidence to support their view, (preconceived ideas).
 
I am very happy we have this outlet for opinions and information exchange - and very grateful to IR for the community he built and creating the place where this exchange can happen



One comment I have is...All of the talk about trailblazing and using new media...really? a conference call is new media? having people email and direct dial in questions is new media?



Is this 1998? Has anyone ever listened to an earnings call? has this not been going on for 5+ years? Flummoxed by the continued talk of how we were breaking ground from a technology persepctive by having this type of forum...

Awgee - don't be indignant. The Irvine Company has a well known checkered history. All one has to do is google 'irvine company complaints' and you'll get back a whole bunch of interesting articles and allegations; I did not make any of it up nor publish any of these things. The impression left is that the company is run by sleazebags. You may think you are morally and self-righteously above name-calling but I have no doubt that even a Saint such as yourself has cast a curse upon another person at some point in your pious life.



The fact that you take seriously the marketing drivel being peddled by this company's agent and hold it in such high regard is right up there with the Kool-Aid being passed around at Jonestown. Eat it up and yell "MOO" - I don't care. I have no intention of ever moving there and being a tool for these people.

If you don't have any intention of living in this area, and you have such disdain for Irvine (and seemingly the posters on IHB), why are you so interested in posting here? Again, not trying to say you SHOULDN'T post here, just wondering why you do.

California started the housing bubble - hence my interest. I have no specific interest or disdain for Irvine in particular - just the corporate pricks involved in pumping up the prices which then spills over into other areas of the economy.

Putting words in my mouth and making up nonsense about me is just more of the same pounding the table. Your evidence and cause for calling someone sleazebag is complaints and allegations? I can google Mother Teresa and get complaints and allegations.

What makes you assume that I cannot afford to live there? If I can't then neither can most of the people who presently live there. My income here in Phoenix is pretty close to the Irvine median and my cost of living is probably half. I enjoy putting half my paycheck into my savings account every two weeks, paying cash where I go, traveling when I want, etc.



Moving to California would be the end of all that as my salary would probably only increase a little. You think I am frothing at the mouth in jealousy? Interesting.

Jealous, I dunno, but it is curious that you accuse or blame or whatever a corporate executive for manipulating prices when even the most juvenile understanding of supply and demand realizes that prices are set at the margin by buyers and sellers. and it is curious that you accuse someone you know nothing about as being a sleazeball based on your accusation. In my experience, as lacking as that may be, more is learned about the one calling names than the one being called the names. So, why is it that you resort to name calling? If not jealously, then ... ?
