Brightwater Huntington Beach reduced 300k?

> At this point, even if the homes there are selling less than 50% off the market value, I would not live there.

That's where you and I are different. For less than 50% of market value (and at a point when market values are sane), I'll let you stash dead bodies in the attic.

Has anybody gone in to pick up the current pamphlets from the ocean view properties?

I've been too busy to waste time looking at a place I won't buy, but I'm curious if they are using the same fixtures in the more expensive homes as the did the mere million dollar homes.

Wow , I just saw something that was a bit shocking- graphrix with 2,327 posts. Get a life kid! . By the way, I am the moderator and you have the same IP address as Irvinerenter and No_Such_ Reality. Hmmm.

On a related note, if I see you write " Geez..." one more time I'm going to be inclined to think you are the Beav himself. God Bless!

Yeah, graphrix, get a life. If you save one more person from overpaying for depreciating real estate, you may cause the entire OC economy to collapse.

If you save one more person from overpaying for depreciating real estate, you may cause the entire OC economy to collapse.

Sssshhh! That was my whole plan!

This young whipper snapper thinks fast, types fast, so... I say a lot. BTW, judging that I didn't wake up in my own bed this morning, makes me feel like I have a great life.

Oh... and getting all you Brightwater defenders worked up, makes my life even better.

Okay... so, I went and checked out Brightwater today. I have some good things to report, and some bad things to report. I am sure, the Brightwater defenders will say I don't know what I am talking about . But, that is fine, because the regular IHBer's, like BK etc., know that I do know what I am talking about.

First, the good news... There was a lot of traffic today. However it was the grand opening for the high-end tracts of The Cliffs and The Breakers. Some of the floor plans were nice, and I particularly liked the plan 4 at The Cliffs. It had this great open courtyard, with an area that was covered as well. Also, from what Feng Shui I know, it wasn't too bad. Depending on the location, it wouldn't be too cramped, but some windows looked directly into your neighbors. Kinda creepy, having a kids room look right at your neighbor's master bed window. The high-end homes had nice temperature controlled wine rooms, and I thought that was really cool.

Now for the bad news... Yes, you can smell the nasty stench, and today was a windy day too. It was an off shore wind, so I thought for sure the wind would not pick up the stench, but it did on several occasions. Anyone who tells you it doesn't smell funky there is lying, or seriously needs to go to the doctor.

The Feng Shui in many of the plans is awful. Thanks BK, for the Feng Shui 101 lessons. At The Trails, only the plan 3 had the front door not line up with the back door. I even tried an experiment, and left the back door open, when the front door was opened... wham, the back door slammed shut. It was so bad, that the back door was left open, and it made the front door slam shut, and scared the lady walking in. This was a problem for each of the tracts, as at least one model had this flaw. Granted, it was windy, but they even hired some kids to watch the doors, so they wouldn't slam shut. Also, there were many plans with the stove being underneath the master bedroom or the master bathroom. Bad, bad Feng Shui. Ever since BK pointed that out, I fear the fire on my ass.

They used cheap ass cabinets in all the models, including the high end models. The worst part, was they used them throughout the house. They were so cheap, the handles would not line up. For gawd sakes, if I am paying $1mil plus for a home, the handles on the cabinets better line up. The cabinets in the kitchen were way too high. Now, I am 6' 2", but in one home the cabinet opened up and out. It opened up so high up, that I had to stand on my tippy toes to shut it. That is just poor planning. Many of the built in microwaves were up so high my shorter friend couldn't even see what would be in it because it was above her head. Just lame, if you ask me. Also, some of the stoves were up too high as well. So, if you are short, you will not be happy living here without a stool ready at all times.

This is where I am going to be really critical, but their tile guy should be fired. I was appalled at how bad it was. I know, that natural settling happens, and cracks will form in the grout, but this was ridiculous. Almost all of the showers had cracks going along the entire bottom of the shower, and as water seeps in there, mold and dry rot would start to happen really quickly. In one shower the upper tiles that connected to the ceiling were so off level, that one end had about an 1/8th of inch of grout, to the other end where it was over a 1/2 inch thick, and of course it had a giant crack in it. Inside many of the showers, the drainage was not leveled properly, and in one corner water would end up gathering there, and of course there was a crack there too, so the water would seep into the drywall and wood. More mold and dry rot. Many of the bathroom sinks had cracks in the entire grout area between the counter and the wall. Again, more water into the drywall, and more mold and dry rot. Sorry Brightwater sales people, but I talked about this with three other people who had an eye for poor construction, and they felt the same way. It is costing you sales, not because of what I am saying, but because of the crappy work.

The fixtures were mostly Kohler, a few Kalissta(sp) faucets, but come on... $2mil and all I get is Kohler? What is that crap about?

Oh, and one model had this green granite tile for the master bathroom counters, that was so ugly if you were hungover, it would make you puke because it looks like stomach bile. Seriously, everyone who walked in said, eeeewwww...

Overall, the outside facade was very nice, very beach like, but once you got inside, the quality was not up to par for the price. Sure, they will sell eventually, because it is near the water after all. But, for the price, the quality was definitely not what you would expect for that price at all, and I wasn't the only one who thought that.

Like I said, I know I will take flack for this from the Brightwater defenders, but go see for yourself if I am full of crap. I am sure you will all agree.

Wow...luckily I can't afford the place...but the kitchen right below the master bedroom is a big no no...it causes divorce. As for the front door straight to the back door....money is going in and right out.....bad bad bad.

I don't mean to be negative for those that brought the place already, because I would hate to buy something and someone rain on your parade. This is just my opinion. Sorry.

Sounds like all that tile needs to be ripped out and replaced. Would people actually buy with such obvious flaws? Insurance no longer includes mold too.

Money flowing in and out? You really believe that? Of course, the real problem is air circulation. That is a real problem.

My bedroom as a kid was over the kitchen. In a 2 story house SOMETHING is gonna be over the kitchen. . . . I never noticed any problems with this. Or, does this count only for the adults. Maybe this belief arose at a time when kitchen fires, actual fires were used to cook. I imagine that this caused more house fires. So practical folk wisdom turned into something that is relatively unchallengeable.

That said, a lot of the feng shui stuff I read in a book was interchangable with stuff you can read in a good design book.

graphrix writes: The Feng Shui in many of the plans is awful.

I don't practice that Feng Shui stuff but I respect that you do. Your beliefs are your own. You should tend to your core values and stick to whatever is best for your type of lifestyle.

I went to the bright water models on Saturday with my neighbor. There was absolutely no stench. With 60 mile an hour winds it wouldn't even be possible. I have lived in HB over 40 years and the last 12 have been one short block from the bright water tract. It has never smelled like back bay. You are a bold faced liar! What is your motivation to lie? Are you a disgruntled former employee or maybe a Los Patos resident that lost your ocean view? Could you be a die hard environmentalist? Am I getting close?? Once again, I leave you with this...

Let the Bible bashing begin - you sinners!

The fact the you have lived ther for 12 years means you probably are used to it and don't even smell it anymore. For those of us who show up fresh nosed it does smell

OS46 - I've had the opportunity to meet Graph on a few occasions, and I have to tell you, you are spot on. He's all three. Good eye!

Hey, like I said, I invite anyone to go down there and smell for themselves. My friend and I both smelled the nasty stench on three occasions. I did say it was windy, so maybe the stench was picked up from back bay and blown over to Brightwater, but anyone is more than welcome to test their sense of smell, and see if I am a liar.

With 60 mile an hour winds it wouldn't even be possible.

The winds were no where near 60 miles an hour on Saturday. Who is the liar again?

BTW, what the heck is Los Platos? Is that one of the dumpy apartment complexes next to Brightwater, or a place where you had a bad chile relleno?

You are a bold faced liar!

Um, no he's not. I was there last weekend, and the smell reminded me of growing up in the 909 when the fish were all dying in Lake Elsinore and the whole town reeked.

$2mil and all I get is Kohler?

I was more amused at the idea of buying a $2 million house and then being able to walk down to the corner to grab a bucket from KFC and a 40 oz from Al's Liquor.

oldsalt46, didn't you read my post above? Graphix is none of the things you listed. Like I said, he must have ancestors buried in the development. That is the only reasonable explanation for the foul stench he smells everytime he visits brightwater. This thread has been very amusing indeed. All the brightwater bashing and all you guys can come up with are issues with Kohler fixtures, tiling, and fung shui. I expected much more negativity. BTW, the KFC and liquor store are not at the corner. All these comments are really desperate and poor attempts at making the community look bad. Like I said before, please direct me to a better community for the price not located on the outskirts of oc...anyone?

BTW, the KFC and liquor store are not at the corner.

HAHAHAHAHAHAHAHAHAHAHAHAHAHA!

caycifish composes herself...

My apologies. I didn't realize I needed to be quite so specific. Brightwater is located at the end of Bolsa Chica. See Map. Go down that street towards the ocean until it ends and hang a right and there you are. Anyhow, I find the intersection of Warner and Bolsa Chica to be a nice walk from the community. Once on Bolsa Chica heading away from the ocean, turn right at the CORNER onto Warner and you will find the liquor store in the strip mall. At least that's where I noticed it as we drove by. Then walk the several dozen feet back to the CORNER, cross the street to the far side of Warner and there you can pick up your KFC, which I noticed as we were stopped at the traffic light when leaving.

And yes, the tiling and grout work was really bad. Only the highest-end homes DID NOT have a crack in the grout around the entire sink area in every bathroom. So I'll give them points for not completely screwing up the models for the expensive homes. However, some cracks were so wide I easily slipped the pricing sheet down them.
