For the "Future Retail", I am hoping that a Trader Joe's might be put in. Myself and several others have filled out the "Location Request" webform asking them to come to Foothill Ranch. Right now, the closest one is in Woodbury Town Center. Maybe that is too close for them to open another store. I don't know.

The problem with putting a retail location in Foothill Ranch is your demographic is pretty much limited to Foothill Ranch residents, an area that isn't too densely populated.

It's rare that I go to FR with the fam for anything.  Only exception is Soup Plantation but everything else I have a better alternative for and I only live 10 miles away.

It all comes down to foot traffic/profitability for a store.
 
Is it me or the Foothill Ranch town center is declining with less foot traffic?

We were in the same exact situation as aquabliss! we only went to Foothill Ranch town center for Souplantation, but every since wife complained about the freshness of the food in that particular location (due to less foot traffic??), we now go to a further location on Main in Irvine.
 
It was the opposite situation for me when I lived in Irvine / Portola Springs. Need a craft store? WTC didn't have any. The Marketplace was too far away. However, there were 2 (now 3) in Foothill Ranch. Same thing for sporting goods and same thing for the movie theater. Need lunch? WTC was too crowded hence long, long waits. Went to the drive-thrus in F.R. Would get there and back quicker than I could pick up lunch in Woodbury or Orchard Hills. Crowds are great for business; not so great for the shopper.

Soup Plantation is possibly the worst quality restaurant I've ever been to in my life. A ten year old could make better food at home. I would not go back to the one in F.R., Irvine, or any other city. It would be nice if the one here would go out of business so something else might take their spot.
 
For me, the main draw of FHR town center was target. It was usually quieter and the parking slightly better. But in the last 6 months or so, I stopped going. There's nothing wrong with it but the stuff surrounding the target at the Spectrum and Marketplace is just much more compelling (restaurants mainly but also other errands/shopping).  So I never venture into FHR land anymore. I do still want to try that curry place. Maybe someday.
 
bones the curry place is overrated (I'm assuming you mean "Dude where's my curry").  I went there once after seeing some descent reviews.  The naan is really good and fresh, but the curries are not that spectacular.  I did want to try their homemade ice cream but probably won't be back.

I still say the best Chicken Tikka Masala ever is Clay Oven in Irvine.  Way overpriced but mmm mmm good.

stopped by Baker Ranch today to see what's the buzz all about. the amenities and parks are not bad, homes are OK, price is a little high for non-Irvine, but I think it is a good alternative for people who cannot afford Irvine's new home prices.

On the other hand, we stopped by Foothill Ranch library to drop off some children's books that are due. WHAT a dump Foothill Ranch the city is. The library has covered parking and we did see TWO "middle class" homeless people (quite obvious these people live inside their cars) parked there (I can see why, free, covered public parking) . I use middle class because at least they still have their cars, although 15+ years old by the license plate number.

What kind of stores we saw in Foothill Ranch Town Center? Walmart, Del Taco, 99 cent only, Taco Bell, Michaels, JoAnn...all stores for the lower class.

Homeless people hanging out in the library, cheap stores...Foothill Ranch is white people's Santa Ana. Not sure Baker Ranch wants to associate itself with Foothill Ranch.

On a more serious note - stopped by the event today - good turn out. New parks/amenities look great, better than anything we've seen in Irvine (new). Not sure how it compares to Woodbury/etc.

 
I was led to believe Foothill Ranch is a good alternative to Irvine, minus the schools and the convenience, with cheaper home price of course. But I guess I was mostly turned off by the homeless; I am not used to see them in Irvine, only in places like LA/SF downtown. Sure Irvine has cheap stores (remember Walmarts are on the edge of the city, far away from residential areas), but not as concentrated as in Foothill Ranch town center.

Foothill Ranch also has 3 times higher registered sex offender to resident ratio compared to Irvine..

$500k in Santa Ana is $500k in Irvine and $500k in Foothill Ranch. It is not like the entry to home ownership in Irvine is $1,000,000.  One can get a place in Deerfield and call it a day.
 
The stores/restaurants are sorely lacking in FR but that's probably more of population (#) issue more than anything else. How often do FR residents pop down to irvine to eat/shop/play?

I guess I still don't see the appeal of living in FR. To me, it's a pure value play. And if I wanted to avoid all the Asians in irvine, I would probably pick somewhere else, not FR.

But to each their own :)

Restaurants lacking?  The majority population of FR people love Chili's and Outback!  ;D

Most home purchases are value plays as most people have a budget.  I've said it before ... FR, Aliso Viejo, Mission Viejo, Irvine, Tustin Ranch, etc. have budget niches in my opinion.  For X budget, one place is better than another.  For y budget, a different place would be better and so on.

Then again, what do people value?  Some people like seclusion - look at the $2m estates off of Santiago Canyon road.  Why not buy in Lambert Ranch?  There's something different for those people that appeal to them.

If I had your budget, I wouldn't live in FR either, haha.

This place always had a place in my heart if I had a low-mid $1m budget.

I am not here to defend non-Irvine areas.  I am here to make sure that lurkers are not lured into a trap of half-truths and statistical misinformation for any city I may know something about.

The first time I drove through Foothill Ranch years ago looking to buy a place, I didn't get a warm feeling from the area I went through.  Feeling is a huge part for my wife and me.  There were many houses that I liked but she didn't have a good feeling about the surrounding area. 

FR/BR could be a great place to live for some and a horrible place for others.  All I ask is if someone wants to put down any area, that they use facts or just say that they don't feel comfortable in the area.  Feelings/emotions are hard to put into words. When someone tries to justify a "bad feeling" by blaming it on a homeless person, it just makes them look ignorant.  I've been through many nice areas and have seen a fair share of homeless people. 

Then again,  i really have no personality because I often actually look at things from a perspective outside of my own at times. 
 
I've been a fan of FR since the initial developments - now in BR but close enough. It's a great middle-ground between Irvine-Irvine and deep-South OC. Aliso Viejo is another. FR shopping is super convenient for day-to-day stuff, very close to Spectrum and easy access to both Irvine and South OC stuff.

Anyway we each have our opinions but I think Cal Court is just trying to troll... :-\
