I got a resale down in Dove Canyon.  Under 700k no mello roos, HOA is kinda high at $235 but it is gated for that price.  I work 500 yards from Baker Ranch so it would have been ideal for that but 150k more for a small yard with no view did not add up.  I live in Woodbury East now and Dove Canyon is only 18 min from me.  I was born and raised in Irvine but it has just changed too much.  Less of a community feel here so it was time for a change.

Seems like irrational pricing. Let's see it close.

The price increase is due to builder-selected upgrades on that particular model. Pretty standard practice from what I've seen. Sucks if you don't want the upgrades, but its not like they're jacking up the base price for fun.
 
847k before any upgrades, yikes!  Lets see how well this all does with our slowing market.  Can't wait till they try to sell the last phases right off Bake parkway.  High five to the Shea sales team if the can spin that into a positive.

The house isn't $847 without upgrades. The base price is $815k. The $847 listing has builder selected upgrades (i.e. "quick-move in home").

Ridgewood community are SFR homes with good lot size and base price avg $340/Sq.Ft to $370/Sq.Ft.
 
Like I said, unless you work near BR or like that area, the difference in pricing isn't all that large over the benefits "being in Irvine" gives you.

And I'm not sure I get the whole "I work near BR so imma buy a house here" logic either. Don't people change jobs pretty often these days. Not sure I would buy and overpay somewhere just bc I work there RIGHT NOW.

The pricing is way too ambitious when comp'd with other Lake Forest and Foothill Ranch communities. It's a case of buyers paying the mello roos up front, plus some cool margin. Buyers are making the mistake of comparing with Irvine and calling it a bargain. If that's the case, compare the rest of LF with Irvine and you'll find an extreme bargain.

The rest of LF *is* an extreme bargain, if you want older.

If you want new, close to Irvine, what are the options? Whistler Ridge? Sold out.

Rancho Mission Viejo? Too far.

What other options are there <$850k, new, backyard, no motor court, >2000sqft, 4bdrm?

Hell, I'll make it even easier for you - doesn't even have to be new, make it built after 2000.

There are exactly two listings outside of Ladera Ranch, both in RSM.

If you want something new, under $850k, within a 5 minute drive of Irvine, you have exactly one option right now, Baker Ranch.

If you don't care about new, or being very close to Irvine, then of course there are more options. But if your criteria is as follows:

-New, or less than 15 years old
->2000sqft
-4bedrooms
-Backyard
-Detached
-<850k
-<5 minutes from Irvine

Baker Ranch is the only option (right now).

Are there any other new communities that will fit that criteria? Maybe. Maybe the new GP neighborhoods will come in at that price point, but it's a gamble.
