Congrats SunDevil! What city did you choose? There are some nice resales that came online recently in RSM.

I'm pretty happy with BR so far. Maybe a little overpriced but a great deal compared to Irvine imho!

Irvine is special. Overpriced is the wrong word I think, more like "priced at what people are willing to pay, which happens to be more than what some people think is the correct value".

Baker Ranch is expensive for Foothill Ranch/Lake Forest and most of South OC, but it is a bargain compared to Irvine. It isn't Irvine, but it is "close-enough" (I think BR should use that as it's new tagline btw).

If you're "centered" in Irvine (favorite restaurants, shopping, doctors, etc) then BR is an option to keep the same lifestyle. Further in South OC feels a bit more "out there". Not "out there" like Corona, but far enough away that you might think twice about a random excursion into Irvine.

I feel like AV is about the same in terms of "Irvine-access" and trades at a premium less than Irvine but higher than surrounding South OC cities.

If there was any new construction in AV I think BR would be in a tougher position. If I'm looking at something "close-enough" to Irvine and new construction, I don't have a lot of options (right now).

Ehh we'll see. It'll either expand and bring down value all around it, including GP, or it'll be "out of sight, out of mind" once the landscaping is complete/grown and the fence is moved inwards. The presence has probably had some impact on overall sales, but its hard to quantify. I don't think it is as big of a deal as some posters on the thread make it, but then again it didn't bother me enough to not buy, so there's that...

True, but it is unlikely that FCBs are a significant driving factor in the pricing of any other South OC community that BR competes with, other than forcing the white flight from Irvine and potentially pushing non FCB demand South.

Like I said, BR is "close enough" which is good for a non FCB buyer, but anything not Irvine seems unacceptable, jail or not.
 
If all someone cares about is flipping a house, then the jail might or might not matter.  Nobody knows what the market will do or how potential buyers will react to the pros and cons of a location.  People like to generalize based on their own personal bias, so everything written here needs to be taken with a grain of salt.  It's the way the interwebz works, ppl like to pretend to be right 100% of the time.

I don't play the real estate game.  To be frank, I really don't care what a FCB will or will not like.  I also don't really know what will happen to a neighborhood in the future and neither does anyone else.

For me, a home is a place to plant roots and raise a family.  If a location, floor plan, neighborhood, etc makes sense for you, then it's a great place to buy despite all the Debbie downers. 

Eclipxe, congrats on your new home.  I'm sure you'll fill it with lasting memories and great times.
 
I use to think like that: who cares what people think, I like it and thats what matters

BUT when I sold my house (the light bulb clicked). The point is in a way you have to think in the future down the road when you will sell the house.

*Irvine is far from Irvine*. One of the problems with Irvine is that it is so vast it can take 20 minutes to cross the city itself. Baker Ranch is actually closer to the Irvine Spectrum than many villages in Irvine are. My drive there from F.R. is a straight shot down Alton, it's very convenient. Same with other destinations in the city.

I agree with to a certain extent but the problem is that BR is priced at a range where people rather have location then lot size or "design." 

If I am I going to buy a house at $850K to $1 million, location is my primary concerns because I am worried about whether values will stay up.  If you look at the sales for BR, the "lower" end stuff are selling well but the higher end stuff are not.  People figure that they might as well be in Irvine if they are going to pay that level of pricing.

This also relates to the issue of school districts.  SVUSD is just not nearly the draw that IUSD is.
