We continue living in our home and enjoy our maturing new-neighborhood, hopefully with lots of wonderful neighbors that we've known since day one of the neighborhood.

We will also hopefully not have to replace a roof, fix major plumbing or electrical issues, etc that we might find in a 30yr old stucco box (circa 1980's build).

 
We just closed today.  Sub 700, great view and yard.  15 min from Irvine.  It worked well for us but not everyone wants that extra 10 min.

It depends on your job, industry and where you are in your life.

I used to work in South County, bought down there and though my job moved to Irvine, we stayed there because it was still close enough. We eventually moved back to Irvine despite not working there because other than work, most of life revolved around Irvine. Once our kids starting going to school in Irvine, working close to Irvine became a priority and it makes itmuch easier if your job is close to home for things like kids pick-up/drop-off, medical/dental appts and contractor visits to your home.

Maybe I'm the only one who values having your work close to your home but in a way I would agree with you... instead of buying a house close to my job, I would probably get a job close to where I would like to live.

But... again... if you like the Baker Ranch area and you don't have a long commute, that would be a good reason to buy there. But if the industrial area of Lake Forest isn't your ideal location, and you still have to commute to work... I wouldn't even consider it.

You are probably going to have to qualify where in Irvine is 15 minutes away from Dove Canyon during high traffic times.

I know people who work in Irvine (Spectrum area... so the closest to South OC) and it's not 15 minutes to any part of South OC that is not Lake Forest.
 
Woodbury East to Dove Canyon 7:15 AM every morning.  Best time 14 min longest time 18 min.  I have done it every day for 2 months to drop my daughter off at school.  The lag of the commute is the lights I hit on Sand Canyon and portola on my way to the 241 due to all the construction traffic in PS.

So is this Irvine to Dove or the other way around?

7:15am is not what I would consider high traffic time. What is that commute at 5pm?

I believe sometimes builders use realtors to list new (or escrow fallen) inventory... I remember another builder that did that before.
 
Has to be the case because the street the Shea home is on isn't even completely released to traditional homebuyers yet. I'd need to check the price list at the sales office as I don't recall that price point being hit, even if the home already had massive upgrades.
