Someone told me that there are quite a few FCBs purchasing in Baker Ranch but even if that ratio is 50/50, it needs to be more like 80/20 in order to bring about ethnic food/shopping proliferation in a new shopping center.

It has only been in the last 5 years we've seen the explosion of non-chain restaurants in Irvine, both Asian and Middle Eastern... but Lake Forest already has a good mix and is probably more non-chain restaurant friendly than The Irvine Company... it's just convincing the restaurants they will have enough business in that area to be profitable.

Maybe SoCal knows if there are any non-chain Chinese restaurants in Lake Forest/Foothill Ranch. The only two I've been to is the Mongolian AYCE and the Asia Buffet.

I really hope they do connect the Portola Pkwy of Irvine and Foothill Ranch, then this shopping center would be "accessible" to PS and PP (to some extent) residents without having to go around Irvine Blvd and Alton. 

I am impressed that you actually know where Foothill Ranch is. I've had a couple people (in real life) say things like, "Oh, yeah, Foothill Ranch. I just love that area over there next to Ladera Ranch", not realizing Ladera Ranch is 20-30 minutes away or that Foothill Ranch borders Irvine.
 
Hoping for a good gumbo/jambalaya/crawfish southern food in the new BR shopping center.  Only places I know that have ok gumbo is Farmers Market in LA or Disneyland.

I just get to go at Boiling Crab as their lines are really long.  If you can get past eating the shrimp poop, then you'll be fine.
They do not de-vein the shrimp.

LOL His pic cracks me up had to change my name to match.  Seriously, hoping for a good southern food place and if it's near BR even better.  There's plenty of Asian restaurants around here already.

Thanks.  I bought in Lake Forest but not Baker Ranch.  We love OH but worry that we would buy at peak pricing in Irvine since the prices had gone back to peak level.  Although after seeing the prices at Laguna Artura I think OH price is very proper.  At least in Lake Forest although price had increased 10-20% in the past year it is still significantly below the peak. 

We still drive by OH every once in awhile since we only live 5 minutes from it (we haven't moved yet).  Two weeks ago we drove by the gated side and was chased out by the security.

You can't compare Irvine's price increase to Lake Forest.

Well, being an Amish chick, fresh off the prairie, whose never even gargled boba balls let alone come within five feet of one, I may not be a good candidate for the leading authority on all things Chinese in Lake Forest.

Speaking of boba, however, I did go to Tutti Frutti in Woodbury Town Center yesterday and was *thisclose* to getting my first boba on it. I asked the shopworker who I think might be the owner (30'ish Asian man), what the tiny balls were, exactly. He told me his little balls are boba filled with some kind of liquid. Not like the regular ones, I guess. Wasn't really sure what he meant. By the way, for those thinking of going in there, he is a really nice person. Very friendly, attentive, and helpful. Feeding Amish boba ain't an easy job but he was nice about it so maybe I'll try again another time.
 
Just because you don't eat Chinese food, doesn't mean you don't know where they may be in your own 'hood.

I don't eat a lot of different foods but I know where they are in Irvine.

Regarding the boba at Tutti Frutti, that's not real boba, that's boba-like topping for froyo. The boba you want to "gargle" (you've been infected by q) is at Asian tea places like Lollicup or Tapioca Express. I'm not a boba fan either... I prefer the pudding or jelly add-ins.

See? Thank you. I didn't think it was dirty either. Never heard this before. This makes me wonder what, uh-hem, Iho is doing. I need to go Urban Dictionary this... brb...
