Shea released Phase4 at Ridgewood on Saturday new 8 homes with no price change
4 homes sold and I see lot of people differed and few did not show up.
 
I've had a few buyers that I signed up at The Knolls bow out due to the continuing price increase.  They are now looking at Irvine again since the price delta has shrank. 
 
Waba Grill is coming to the area. Never been myself but it seems to be like an Asian version of Flame Broiler but with better selection. You had me at "Shrimp Bowl".
 
Till now Shea released up to Phase4 homes.
This Saturday Home site 9 from Phase 3 sold and Home site 11, 14 and 24 are sold.

I see few price increase for few models...
Till now nO price drop,  compared to other phase releases....

Shea released new Ridgewood Available Homes For Sale.

Hopefully Wabagrill has great coupons like Flame Broiler too.

Any word on what will go in the retail site near BR? 

The places look like they will be three stories tall?

I came to know from sales person heavy demand for Cul-de-sacs.
Most of people are waiting for this Cul-de-sacs...
These will go fast with high premium.

Nope, still no word.

I did check this site to see if the spaces were listed or if I could contact an agent to see what's up, however, that plaza is not listed (yet?): http://lakeforest.cityapplications.com/publicproperty.aspx?&Type=15

Yeah, I was surprised by the 3rd story, too. If I didn't know any better, from the looks of it, I would think they were condos.


 
What are everyone's thoughts on the last 3 sales at KB's Whistler Ridge at 725, 730 and 732K? All units were 2300 sqft and similar lot sizes to Ridgewood and no mello roos.  Granted Whistler Ridge does not have the amenities of BR, is BR going to be able to sell for 100k more or will they be discounting once they have standing inventory. All these homes were listed between 799-819k.

Avalon  Bay shows FIOS as available internet.  I wonder if this is just a blanket statement because I haven't been able to confirm FIOS availability for BR.  I believe it's just Uverse or Cox.

Price is high at BR.
For 100K more budget worth to buy at BR because..
1) At BR very good Elementary school compared to Whistler Ridge
2) Shea homes one of the top builder compared to cheap contruction by KB
3) Location border to Irvine and after 10 years new homes at GP will be very close to each other and feels like Irvine...(I know we not compere with Irvine)
4) Resale will be faster compared to Whistler Ridge
5) Location is inside to Lake forest. Out side look & feel of homes are not good.

As you mention excellent amenities...

Cons to BR:
1) Solar not included compared to Whistler Ridge
2) Very close Jail.
 
Yeah I understand all those points however they are comps of new homes that are selling in Lake Forest and if new homes in lake forest are fetching only $318 per sqft is Shea going to continue to get $372+ per sqft for Baker Ranch.  Not much upside buying at the top of market.  When those last phase of Ridgewood release are people going to be willing to pay 800K+ to live right off Bake Pkwy?  Food for thought.

Prices are high at BR no doubt. Even though housing market is weak in OC. But Shea is not compromising in prices or to give out additional upgrades..
Before price release in Feb. I thought Price would be around $300 to $325 max...
But I was wrong.
