Baker Ranch in Lake Forest / Foothill Ranch

Interesting. It turns out home builders can bypass the affordable housing requirement if they opt to pay a fee instead. Having read so much about affordable housing in Irvine over the years, I never realized it is NOT A MUST.  ??? Well, the builders in Baker Ranch and Foothill Ranch have all chosen to forego affordable housing by paying that fee. So, the communities will not be affected by affordable housing. This flyer is being distributed to FR residents. See below for details:

I heard they are going to be 1500 homes built here and they are all assigned to Foothill Ranch Elementary; will the school get super crowded? At least Irvine is adding schools as more villages are being built
 
Affordable housing people pay similar money for housing as they would've if they live in Foothill Ranch but get to enjoy Irvine's schools. If I am a Foothill Ranch resident I will get jealous as well.

i saw an article recently of how the best selling mexican beer was corona, but the best tasting were bohemia and negra modelo. do you drink any of those?
 
Just got back from Baker Ranch, driving up Alton. Wow, the shopping center is all framed out now. Looks bigger than I thought it would be. I am excited to see what stores will be coming.

I've just contacted a local agent who keeps tabs on Baker Ranch and usually has the inside scoop. I've asked her for info on the tenants. Will let you know what she says. Last I heard about it a few months ago, I believe she said the tenants had not been secured yet, if I recall correctly.

She says she will check with the city again. Will keep you posted.

I thought the same thing when I drove by today.  There were way more stores than I thought there were going to be.  Hopefully, they have some nice hole in the wall restaurants with personality and flair. 

I can't wait to see what Foothill Ranch will look like in 10 years when BR is all built out and people on the other side of Portola are "up in the hills" nestled in the their own little world.

CACOURT!  Welcome Back!  I haven't seen your insults recently and wondered where you went.  Your post made me curious about median incomes in different neighborhoods, so I did a little research.  Citydata has a pretty nice page where you can select pretty specific neighborhoods within cities to see the median income.  You should check it out.  Then print screen different areas just so you can defend your claims about lack of wealth with data! Though still arguable, the data will immediately convert others to follow suit with your ideas. 

Another thing you can do is drive through neighborhoods and take photos of the cars in the driveway.  Come down my street and look at all the hoopties in the driveways.

I am actually surprised at how my neighbors are nothing like what I've been watching on TV about Orange County people!  I was hoping to see neighbors with nice cars, but there seems to be nothing!  :'(    I see nicer cars under carports in Irvine!

Not a fan of Corona's, skunky beer.  Try drinking without the lime, nasty.  I prefer Pacifico's, especially with spicy food.  Dos XX's are decent, again pair it with super spicy habanero salsa (El Cholo) and the beer tastes like honey to me. 

Recently had a mixed beer drink at Amor Y Tacos in Cerritos:

Decent, gonna try the michilada next.

Meggie, you already bought in Baker Ranch ?  Thought all along that you were waiting for Orchard Hills ?

I really hope they do connect the Portola Pkwy of Irvine and Foothill Ranch, then this shopping center would be "accessible" to PS and PP (to some extent) residents without having to go around Irvine Blvd and Alton.
