Bad enough as it is. This doesn't benefit the FR owners.

Does any know the proposed fees for this development? Obviously no mello Roos. Is it a standard 143 hoa for all single family and town homes? Also does lake forest have a low tax rate close to 1%? Just worried about added taxes like in RSM and fees like ladera etc. I'm seeing if moving here would save us some money long term with selling our current house in south county and swapping it for the same pried home here in baker ranch. It's the extra taxes, and mello Roos that really add up. Thanks I advance. Also did anyone find out if the community pools had a spa too?
 
I didn't see any Spa's in the community / clubhouse pool but the common area's were really nice.  I only checked the lagoon pool didn't walk back to the second one.  I think that was the adult pool so there may be a spa back there. 

Also I believe the total effective tax rate is really low, something like 1.1%.  Pretty darn good.

That's the normal rate when mello Roos aren't charged. Not low, just normal
 
Here I see from brochure ?
HOA fee $178.41 + 39 Special Benefit Area = Total ($217.41)
Property Tax approximately less than 1.1%
I liked ParkView models (but motor court)
Sales rep says very good response to RidgeWood

Was there from around 12pm to 5pm.  It started getting busy after 1pm-2pm with the peak being around 4-5pm.  There was a lot of foot traffic for a VIP event, more than at Pavilion Park.  Shea homes will sell homes based upon a waitlist while Toll Brothers is going to do lotteries to sell their homes.

Lottery on Wednesday.

You don't get to pick which HOME you'd like on which LOT. No 2nd choices, name goes back into the hat. For ex: If your name is drawn for site #16 & that's a Shasta model but you don't want that house, too bad! Take it or leave it.

Correct me if I'm wrong but the builder paid the bond up front so they are contributing it's just baked into the price of the home. Also, didn't you say the builder was contributing 12k per house to the school district?

That's what I thought from reading various comments. 

From what I gathered - The builders back in the day used to pay the MR fees.  Then, to help housing in the 80s, home purchasers were now in charge of paying the MRs alleviating some financial burden from the developers.  Therefore, in BR, the developer paid the fees upfront and probably just took the minimal (relative) up front cost and added that  margin to the home price.

I still need to look at the houses in PP!  I'll stop by BR one day on the way home from work. 

Can someone do an informal demographic check when you guys are out there and report.

Shea and Toll Bros are in the top when it comes to quality and you could see that in the model homes.  Some of the floor plans were just OK but some were nice.  It seems like the community won't be as dense as other newer Irvine villages like CV and Stonegate because there are no apartments or attached condos.  I like how the area is elevated and some of the homes will get some nice view lots (I'm sure those lots will carry big premiums though).  The community will look a little empty until it gets more built out but the clubhouse areas did look nice.
 
I went yesterday to check out BR.  I think the homes are reasonable priced.  They are a little bit lower than PP.. but with no MR that makes up a lot more than that. 

Pros

1.  Nice views
2.  Nice pool/common area at the Grove.  Great for kids and parties. 
3.  Decent sized SFR homes.
4.  Close proximity to Foothill Ranch Shopping Center
5.  More diversity.  I think there were more white people here.  White flight has landed. 
6.  No MR!

Cons

1.  A block or two away from the jail.  They are planting trees along Alton to cover it up.  ;)  Not sure where they are expanding though.
2.  A little bit away if you have to commute out of there.. not too bad though. 
3.  Palm trees.  I guess this is more of a preference.. but seems like something builders did over a decade ago.

overall I think it's a good buy for those who are interested.

This really depends on where you work. If you work in south OC or by the spectrum then it's a plus. If you work in irvine
