Are you going to stop by the models at some point, Iho?

Let me know so I can hide quietly in a closet, pop out & scare the daylights out of you.  ;)

I plan to go but not this weekend, that's for sure! I hate crowds!!
Not opening weekend... esp not for a 'hood that has real low possibility for us to live at.

We'll go one of these weekends just to check out the floorplans, decor and styling.

Since it's Lake Forest, proximity to the jail may be convenient.

(yes... low blow to El Toro)

And like ps9 says, it's Walking Dead approved. (new ep last night if you forgot)

Walking dead approved?  I don't think the gates are big enough to keep them out.

Some tidbits you haven't heard, coming from an SVUSD parent (moi):

1) FRE, the school these homes are assigned to, has just updated their entire computer lab, replacing the computers with Chromebooks.

2) The school choice & intra-district transfer processes have been streamlined / combined. I already have the slip, if anybody wants to see it I can try to attach it. The form will be available on the district site later this month.

3) El Toro High is 1 of only 2 high schools in the county to have piloted an Early College Program with IVC, where classes are taught on campus by college professors. Students may graduate with their high school diploma AND Associate's Degree at the same time. Some use this as a leading edge for college admissions and use the credits to jump ahead once they're in.

I'm not concerned about the inmates in the jail.  I'm more concerned about the people visiting the inmates.  I wished Baker Ranch was a gated community.

Went out to the opening weekend and thought that the builders did a good job with the event.  Part of it was that the communities were spaced out nicely so that there were no crowding issues.

Visited Heights, Highland, Parkview, and Ridgewood.  I like the different floorplans but only really like the Heights and Highland.  Heights no. 2 and Highland no. 1 were unbelievable IMO.  Parkview had a weird courtyard configuration and the stairs are way to steep.

At my price range, I don't think I would move out to BR.  The two plans that I love are simply too expensive (1+ million).  The models also showed a lot options that would like add at least $50K on the base price.  You also have to factor in the cost of landscaping and upkeep.  The no mello roos thing helps but I'm not that enamored with the school district.

Add to that the fact that the location means higher temperatures in the summer and lots of wind and distances from Irvine/work, the prices were too high to make it worthwhile.

Do you have experience with the school district?

No...I'm not saying its a bad district...just that it doesn't compel me one way or the other.  It is certainly not as well known as Irvine reputation-wise, which affect re-sale/housing prices.

There is quite a difference between the API scores for the schools at issue.

I know from friends who lived in the area that the district is nowhere near as competitive or challenging as Irvine USD.  That could be better or worse depending on your opinion.

Is this Highlands plan 1?

Drool....

Has potential, change dining to living room, bonus room to dining, and a deck off the master bed.  All it's missing is an upstairs loft.

Does anyone have detailed price sheets for Phase 1s?

I'm surprised no one has posted prices too but I guess when it's not irvine, people don't care as much.

Here are the sheets LiveatOC posted:http://www.talkirvine.com/index.php/topic,3857.msg220065.html#msg220065

More interested in the higher end stuff but will prob go out for a visit this week when it's quieter on the wkday.

K. Prices are also now posted on the website. For ex: Highlands bare bone prices here. (The link isn't going directly like I thought it would. Got to click around.)
