Woodbury Density

Since PatStar has left the building, I think it's safe to start a thread on his favorite subject, Woodbury (and in poll format for jumpcut).

One of the concerns about that area is how many people live there. As the last few neighborhoods build out, does anyone out there have any comments about how crowded Woodbury is?

Does your particular tract have parking problems? Are there lots of pedestrians, joggers, dog walkers, or bikers on the road? Do kids play in your street or motorcourt?

How are the facilities? Are the pools or pocket parks full of parents with kids? Does the shopping center seem more or less packed than two years ago?

The north part of Woodbury has been built out for a while now... how is it up there? Most of the south part has also been built in the last 2 years... how is it down there?

How are the apartments compared to the SFRs? Or the attached condos vs. the detached condos?

From my personal experience, for the number of housing units, it doesn't seem all that crowded to me. On weekends if we tour open houses, it's easy enough to find parking on the street, even for the detached condos. The shopping center actually seems sparse compared to places like Diamond Jamboree and the center across from UCI. As we know... eateries is the shopping center have gone out of business... so it can't be all that crowded (or maybe they just didn't have good food?).

Number-wise... based on BK's Disneyland Square Footage Theory, it would seem that Woodbury is overly populated. Yet... it doesn't feel that way to me when I'm in there. No more or less than other Irvine neighborhoods. I can always find parking at the Commons and I never have issues with any of the restaurants or stores at the center.

But I don't live there... and I would like to hear from those who do.
 
I don't live in Woodbury and I don't shop in Woodbury but I never go there because there are too many lights on Sand Canyon.  If the 133 were not a toll road I would spend my money at that shopping center since I would not have to deal with the crowds that I hate.
 
I don't know who you are Eugene, but I am impressed that you have already received more than sixty thanks on only eight posts.  I need to start paying more attention.
 
So hard to tell when jumpcut is being facetious... but what he says seems truthy enough.

I can't really tell if what I experience in my times at Woodbury as the norm but we've been there often enough and have been visiting there ever since they opened Rosemoor and while the 2010 Collection added at least 1500 occupants (that's a conservative number for 700 homes), it just doesn't seem like it made it any more crowded.

As for Home Depot, since it is located in a brand new development... and is quite a distance from older homes... it will be less busy. And having Lowe's and another HD over at the Marketplace doesn't help too much. What would be nice over there (maybe in the planned Portola Springs shopping center) would be a Target or Walmart (gasp!). Does the Town Center have the Dance/Music/Martial Arts trifecta? Or the Art/Math/Kumon "school is not enough" shops?

I thought it would be crowded. The detractors say it's crowded... the sheer numbers make it seem like it will be crowded... even the poll says it's crowded... but it just doesn't feel crowded to me.


 
Polls don't always measure accuracy. The measurement of perception and opinion also provides insight and information.

And I usually post them to think out loud... or to test your youtube-search-fu.

One of my concerns is we are actually contemplating Montecito II but that packed area has pros and cons. We're also looking at some detached condos there and other areas due to the price affordability but that poses its own density questions.

What I wonder, is when BK or whoever (including myself) talks about how dense/crowded Woodbury is... as a WB resident, why don't you counter?

As some of those place will be getting their own infrastructure... I'm not sure that it would be that bad.

That's like saying building Westpark and Oak Creek around Woodbridge made Woodbridge more crowded.

Woodbridge is crowded by itself.  I feel it whenever I drop off my son to his school.  Lots of townhomes, condos, and apartments.

It does only when you are driving down the main street like Culver or Jeffery.  I remember when there was no Oak Creek and no WestPark II. Back then driving down Culver along empty field felt like I was in the boonies, kind of like how it feels to drive on Sand Canyon next to the farm and nursery.  The traffic did get worse as WestPark II got built out, but not as bad as one might think.  Irvine does fairly good job of keeping the main roads moving with minimum entrances to subdivisions and retail centers.

The traffic should be equivalent to Culver or Jeffery, or better.  Seems like the city is keeping Sand Canyon wider and with higher speed limit than Culver or Jeffery.
If you want a wide open road with no traffic leading to your house, Orange County is a bad choice.

And that is another reason why Portola Springs will be more desirable than Woodbury.
 
Majority of homes are condos + tons of apartment units + no topography + more apartments/condos to be built around Woodbury = too dense
 
We visit Woodbury quite a bit.  We have several friends living there, plus we have soccer on the WB commons area on the weekends.  Overall, for the given amount of homes, it has never felt crowded to us.  Everyone keeps mentioning Sand Canyon as the main corridor, but even Sand Canyon seems traffic light, Jeffrey too. 

To me, I'd say getting to  Northpark or NW pointe during certain hours to be far more challenging on Culver and Jamboree than Woodbury on Jeffrey and Sand Canyon
 
I agree that inside Woodbury, it does not feel too crowded, even around the detached condo and townhome products.  I am not sure about the apartment since I don't venture that way as my friends don't live in the apartments.  Around the SFR, it's VERY quiet and has a low density feel like any other Irvine SRF neighborhoods.

The Sand Canyon, even when all the homes are built up, will be nothing compared to Jamboree leading to West Irvine and Tustin Ranch.
Unless they build a huge shopping center between Trabuco and 5 freeway, I don't see traffic getting bad on Sand Canyon especially for Woodbury residents.  On the other hand, if you are coming from and going to Portola Springs, then it will take a while to pass all the communities.
