It helps a lot.  The covering also prevents the play equipment from becoming super hot throughout the day.

Parks with some shade are a definite plus.  But I noticed most of the newer Irvine parks only have partial shade if that.  It may shade the morning sun or the afternoon sun but not both.  Most kids under 4 are at home napping/eating lunch during the hottest hours of the day anyway (12-3).  In general, most park activities happen in the morning around 10am and then again around 4pm/5pm.

#justanothermommyanecdote

Definitely...I don't take my daughter out to play in the winter time until 4 or 5 and summers are probably not until 6.  But even at those time, the shade creates pockets of shade where my daughter can play.  The park at SG has sand so I try to find an area with shade whether she can play in the sand.

Many of the existing parks in Irvine have started retrofitting those shades, so although PP doesn't have it now, doesn't mean they can't add it later.

Kids are so spoiled nowadays... when we wanted shade we had to go find a tree.

Problem is that PP is pretty devoid of trees...at least it was when I went there about a few months back.

devoid of trees?  yeah this isn't true.  The community even grabbed some big trees over from the Great Park.

We digressed from OH to SG.. let's go back to OH.  Who is going there first day of grand opening?  My wife wants to check it out.. but I still have bad memories of PP first day.  I might wait a week or so.
You should wait.

Opening weekend crowds are horrible... Mandarin, Cantonese and cash being thrown all over the place. :)

Hell Yeah! Gonna make it rain on them TIC bitches!  :o

I should probably qualify the statement as to near the playground area...when I lasted visited...it was just sitting out there by itself without no tree covering.  I know that there are tons of big trees sitting in GP but I just having seen many of them actually planted in PP.

I have been trying to find pictures but the PP website is weirdly deficient of photos.

You mean outside of the big tree that's right in the middle of the playground?

Fixed that for everyone!

PP's opening was pretty terrible...the weather was super hot and they made everyone take those golf carts that carried like a max of 6 people.  I wasn't there for the food so I can't comment.

Woodbury's opening was sort of similar except they had tons of food.

BR did a pretty good job with its opening...nice covered shuttles and plenty of water/food.

Again...I haven't gone back in awhile so I will defer to you on this matter.

Nothing much changed in PP except more homes went up.  Still feels deserted but it should liven up once all the FCB's move in or rent their homes out.  I just cant get over the turn about... gonna be a lot of accidents!

I'm going to put a sign up of homie's face.. that way everyone will stop before entering.

When you buy at the higher end of the spectrum, you have to compromise less.
That's what I said. If you have to pay $1m+, you should not have to compromise on lot size. But then you're the one who started co-mingling the cheaper product to prove your point that Stonegate "demonstrates" that lot size is not as important as I think it is.

Your mixing your opinion with a different product than what I'm talking about. Like bones pointed out, the $1m+ larger SFRs in Stonegate are NOT selling as well as PP's despite the better location/proximty. Yet you didn't respond to that.

And you keep asking me why I think you think that lot size isn't important. Wasn't it you in some other thread who kept saying you don't want a big yard? That you don't need to use a yard since you can use a pocket part? What does that indicate to us?
I don't quite get your point or comparison.  The "all other things equal" discussion makes no sense because all things aren't equal.  There are portions of Saratoga has have more space and driveways but are going to cost you $50K more.  If I could afford it, I probably would buy those but since I can't afford them, I just have to settle for the house I have.
I'll speak more slowly.

If. You. Are. Spending. $1m+. On. An. SFR. You. Should. Have. A. Bigger. Lot.

Let's go back to bones and your whole "Stonegate is the Bible on what is important" theory.

What is your explanation for why Stonegate's larger SFRs are selling slower than PP's? More sun in PP's park?

Fact is, people pay a premium for crap they don't use - because they value the idea of it.
Seems like IC would rather pay a premium for not having crap they don't like even though others value the idea of it. :)

Much of TICs product is hyped up this way. The headline/main images are trails with folks jogging on them used by 10% of the residents (or at IAC, clubhouses at apartments used by 5% of the residents). 5P is no different - Orange Bicycle as a symbol of the community, yet every PP booster on here talks about how they drive everywhere.

The ideal rarely lines up with the reality. Hell, I face that every time I look in the mirror  :-\

One of the things I didn't like about PP was that the playground area was not covered.    That makes the playground pretty unusable during hot days...especially in an open area like PP.

who has covered playgrounds?

Stonegate does.

stonegate-amenities.jpg

yeah i dont think that really qualifies as a covered playground. unless your kid stays in spot under the canopy they will be getting the hot sun.

It helps a lot.  The covering also prevents the play equipment from becoming super hot throughout the day.

yeah ok.
