Anyone with Fengshui knowledge know how Fengshui is near Orchard Hills? Is Fengshui good right below the hills or on the hill it self (i.e. Arcadia, etc.)? Which part of OH has the best energy/ki?

Paging JMONEY!

LOL.. you gotta call in a real FS master for that.  Hopefully one with a long beard.  More street cred.

Donut star on jamboree?  Do up you like it?  I went there once to bring it back to a group of friends and non of them liked it.
The best Donut Star is the one in the Oak Creek shopping center.
Fail. That Donut Star is at Alton Square across Jeffrey from the Oak Creek center.

I have every donut shop location in Irvine burned into my cerebral cortex.

Fact is, people pay a premium for crap they don't use - because they value the idea of it.
Seems like IC would rather pay a premium for not having crap they don't like even though others value the idea of it. :)

No...people have different things that they value.  Obviously, the optimal choice is not have to prioritize but general that's not an option unless you have a super high budget.  The premium doesn't come from the the things not on the property but rather what the property does have.

As I posted in the BR thread, Ridgewood is not selling despite having a driveway, slightly bigger living space, bigger yard, and slightly cheaper than a plan like Saratoga.  People have chosen to have location and school over those other benefits.

I really don't understand why this is such a difficult concept to grasp.

Have you tried that new one.. Devil donuts?  I think I saw an ad for it.  The one with bacon on it or something.

The bacon would take care of the protein requirement for breakfast.  haha

I actually use the trails a lot.. I think others do too..  Just that people don't walk to shops/restaurants like they do in city life.

Much of TICs product is hyped up this way. The headline/main images are trails with folks jogging on them used by 10% of the residents (or at IAC, clubhouses at apartments used by 5% of the residents). 5P is no different - Orange Bicycle as a symbol of the community, yet every PP booster on here talks about how they drive everywhere.

The ideal rarely lines up with the reality. Hell, I face that every time I look in the mirror  :-\

One of the things I didn't like about PP was that the playground area was not covered.    That makes the playground pretty unusable during hot days...especially in an open area like PP.

are you talking about devilicous donuts? or a devil donut offered by Donutstar, i thought devilicious donuts closed down. just checked yelp and it did. also looks like they closed the MV location as well. its hard enough to sell $3 donuts, and even harder with a limited selection that has been sitting out all day.
