TI is the wrong place to promote Delano New or Resale. You can not find any buyers fool on here with that listing. I really think Delano sale team should stop and smell the roses. Market condition is not in their favor for thinking prices will go to the moon forever.

Yeah, "promote" is a wrong word choice. My bad. I was just trying to entertain people.
Let's see how that place sells or not sell. Would be a good prediction of where Irvine market is headed.

I'm not sure how much impact it will have in Irvine RE market, but definitely proves most people's prediction was wrong.

I have been repeating on this forum ad nausem for the entire year ?- not to worry about rates when buying a house . They are not about to blow up .

What one should be looking for now is the seasonal volatility in equity market that generally occurs in the second half of the year -  if that happens , rates will be even lower .  (If) Weak equity market will also give buyers more leverage (no pun intended ) while negotiating .

So net net I think effect of rates will just wash out

Where is graphrix? He would love to hear how there are more FCBs in Irvine now than ever before.

Regardless, you'll get rudeness issues from any group... hang out in South County long enough and you'll see that it's not just non-whites who can be impatient/rude/overbearing etc.

Wasn't there some video on TI where some guy in the beach area was harassing someone who doesn't "belong there"?

I do think Irvine is headed for a plateau or dip... but not "over 50%".

But prices seem to be at the top (see Delano). It's sort of mind boggling, who would ever thought a small lot 3br/2.5ba would get over $1m in Irvine?

Australia has a tax on foreign purchases and they upped it to reduce foreign purchases (same time China tightened up currency moving out of their country).

Do you see Irvine doing that? The Irvine Company actively markets in China.

A tax on foreign buyers would act as a sort of tariff which would probablly reduce RE prices so it would not be good for existing owners.

I think a better approach would be ro require foreign buyers to take classes and pass an exam on manners and etiquette.

its not the foreign buyers who need to take classes on manners and etiquette.  I would argue for most foreign buyers, its a matter of not knowing the culture and customs.  The rudest and most inconsiderate people are the natives.

It actually has. The plan3 with $1m+ townhome is already sold out.
Now, we shall see how the resale will do. There is one out now and I doubt it will sell at the listing price.
But you never know.. This whole Delano show has been a crazy ride.

This is an interesting point.

I also do get annoyed when I see a foreigner doing something not as "acceptable" as what I'm used to with this American culture I'm most comfortable with. But maybe we were not considerate enough to learn other cultures either. Somehow there has been a mentality where this American culture is The Standard of all. I do think we should follow all the rules and laws, but are we always so perfect all the time? Maybe time to be a little more considerate and not get back so rude to people violating our cultures. This is of course not to say we tolerate lawlessness.

'Tis the time to be a little more open minded especially when times like this with Delano's $1m attached homes are selling like hot cakes*

This is 21st Century and we access almost anything anytime with an invention called, Internet.
I can just check out the status from their website for Delano:

You can have the same or similar type of access to any new construction. Some homes do not have enough materials, then you just call the sales office. They will tell you everything you want to know.

If you got some time, go visit the model homes. I'm sure someone who is or has been interested in buying/investing will do the same and has as much or better knowledge and information.

I'm fairly certain common decency and altruism predate the existence of the United States.

You guys aren't doing the mainlanders any favors by excusing their bad manners. The mainlanders would be wealthier, more powerful, more respected, and otherwise much better off if they behaved in a more civilized manner. Look at what civilized Chinese were able to do with Taiwan, Hong Kong, Singapore, etc. Imagine what maninlanders could do if they had the same skill set as the Taiwanese, Singaporeans, and Hong Kongers. Teaching them manners is not an attack on them, it is helping them help themselves.
