I noticed 51 Momento is back on homeseekers.com for $1,799,000 with a status of "Backup offers". Does this mean the bank sale did not go through and someone actually made an offer for the property? I was hoping it would go down to $1.2M range.

<p>I would say it is rare for shorts to go to backup offers. Most of them seem to stay active and then go straight to pending sale... Maybe they got a price that didn't require them going short? </p>
 
Correct me if I am wrong Graph, but Momento originally went back to the bank for $1.372. Did it have a 2nd as well? RealtyTrac's information is poor or I just can't read it correctly...
 
No, 51 Momento did not go back to the bank. It was an <strong>invalid sale, </strong>that means it was supposed to go back to the bank for just over $1.5mil, but gawd and their attorney only know why someone f'd up, and the bank couldn't take the home back. The bank probably hates them right now.
 
<p>QHR, the redfin for Momento does not say active. It says backup offers. Homeseekers updates first, that is how I knew sooner. Redfin is a little slower...</p>

Anyone wants to take a shot at the closing price? I say around $1.6M... although I was hoping it would be something like $1.2M after it goes back to the bank and they can't sell it for anything more than that ;) Wishful thinking on my part...

It will be interesting to see what the owners of 35 and 38 twiggs will do now that 36 twiggs sold for $313/sqft. Does anyone know if this is the lowest price per sqft for a Juliet balcony house since these homes were first built (I dont know how much these homes were being sold for when they first came out). Also, does anyone have the floorplans for Juliet balcony. I tried googling it but could not find anything.

As far as remember, $313/sf is the lowest price for Juliet's Balcony. I remember the day when I visited the open house '36 twiggs'. It was huge empty space.... almost no upgrades. It was very disappointed to see the house with no upgrades at ridiculous high price back then. Maybe, you can check the floorplan of Juliet's Balcony on this website www.garyfallis.com later since it seems like the agent is now working on updating the floorplan.



It would be very interesting to see what the owners of Mille Fleure will do since those houses are fairly overpriced compared to '36twiggs'.

I agree with you on Mille Fluere... these guys seem overpriced compared to what Juliet balcony is now going for. I can also see 36 twiggs putting pricing pressure on VIlla rosa. This is good... long time coming...

<p>I saw that last night ten. I imagine someone picked it up for a flip. I think the final bid price was $820K right? With buyer's premium that makes it $860K. I can't see any way they get out making money. 21 Carpenteria is same size I think, also a 3-bedroom, and probably sold for $870K. Hell, Pacific Grove was over 2800sf and sold for just over a million.</p>

<p>In today's market, a 2300sf 3/3 in NP is probably worth around $850K, pretty much what the auction buyer paid for it. </p>

There are a total of six MF on the market now. 64 Gentry listed just in the past hour, 24 Santuary was listed yesterday at $1.49mm, 23 Stowe was listed just in the last two weeks.



64 windingway has been listed since last summer. They dropped priced several times, but has been holding it for the past four months. It is a relo, not foreclosure.



Can you tell what is the status on 41 Stowe? It that a foreclosure? lowest listed at $1.329. I am bit surprised that this house has been sitting for a long time at this price, since the builder has been selling around that price in the past 8 months.
