It really hits home to see buyers moving on properties and locations that both you and I are interested in. I’ve been waiting to see some $$$ declines in these areas but so far it hasn’t manifested. Was hoping to see some haircuts like the one in Westpark that was profiled on Friday to no avail. </p>

<p>36 Twiggs in Woodbury went for perhaps 14-15% less than peak price. It's a Juliet's Balcony home. Boy, recent comp at half a mil less for only a few hundred less square feet has probably got this seller a little worried:</p>

<p>CK my man, I put up the close price on Mineral King for you since I know you have been watching those a bit.</p>
 
<p>So Mineral King sold for $282/sq ft.? This is notable - very little has sold recently for sub-$300/sq. ft. in Northpark. I realize this is an attached (paired?) house but notable nonetheless...</p>
 
<p>I don't know the list price or list price range on 36 Twiggs stuff. It sold for $1.285M. </p>

<p>It went right to pending sale and I am tracking ones that flip to backup offers first... </p>

<p>Maybe someone else that is watching Woodbury more closely would know the list price on Twiggs. Anyone? Bueller? </p>

38 Twigg is a gorgeous home with beautiful upgrades. What's puzzling me is the lack of furniture. At first I thought it might be a flip but DOM is relatively low.
 
ioplaya - try searching Google for "36 Twiggs irvine" then clicking on the cache link, good way to see expire RE listings from various RE sites.
 
Just got a close price report on 41 Desert Willow in Columbus Grove. This was an REO that the bank brought on at $959K. Sold for $902K. 2006 price was $1.15M I believe so it went for 20+% off peak price...
 
36 Twiggs was up for sale for $1.45M





Looks like a good steal for the person who bought it especially considering 35 Twiggs is smaller and going for $1.8M

<p>Qual Hill - Probably not making this guy to happy who is trying to get a $500k premium over his 2005 purchase price!!! The houses are within a 3 wood of each other so me thinks that not going to happen for him.</p>
