20% down. i went with the 10 year all interest and then 20 year interest and principal. fix at 5.65 use 13k to buy down the point. i honestly don't understand why people care buying in camden. it cost more and they give less incentives. plus it is in tustin. the 2 bedroom is 464 while i got mine for much less. if anyone who is interested go talk to Collin and tell him that jay sent you and that you want the same deal. i will guaranteed you that you will get a better buy then what you get in camden.
 
Probably because it's not right next to a concrete factory spewing out toxic fumes and dust 24/7 which will not only cause property value to tank but also health problems. Not to mention it's also right next to a ditch which over time will develop a very nice aroma. Add to that the nearby power lines which generate strong EM fields that will gently massage and soothe the residents brain waves.
 
blah blah blah... i been reading the blog and you have nothing positive to say do you jpmorganfunds? i been to the area and i honestly didn't see or smell what you are talking about. from what i been seeing from your comment is that you are a bear and you are waiting for the big price drop right? hoping to see the price hit back to 1997. it is all good.... you are entitle to your wishful thinking ways. hahahahaaaa

<p>Congrats on your purchase! I agree with you on the one bedroom layout. I absolutely fell in love with it, and thought it was one of the neatest floor plans I'd seen in a while. The 2 bedroom was probably a smart long term purchase though. Is your garage one of the tandem parking garages? </p>

<p>I haven't read that many of JPs posts to know if he's normally negative or not, but what he's saying isn't entirely untrue. I live very close to Savannah right now and walk that way several times a week. The power lines are a bit noisy, and there is a drainage water way, and it is close to the recycling dump. However I find that usually the winds blow the smell of all of that towards the District. Some days while walking into Costco it's a pretty ripe smell! Also, I've never seen the water drainage with standing water, even in August/September of this year it was still slowly moving.</p>

<p>But there are pluses like being walking distance to a costco, whole foods, target and a variety of little shops and eateries. It's also very close to work for anyone who works in the general airport area. It's not very far from the Tustin Marketplace either. Having everything within 5 sq. miles like that will be nice if the price of gas continues to go up! </p>

<p>I'm not saying it's a bad place to buy in of itself, but jbat was comparing it to Columbus Square, which in my opinion is no comparison at all for the reasons listed above.</p>

<p>If living next to (not just close to) shops, stores, places to eat, is one of the most important factors, then Tustin Field is probably THE one. There is no distance second competition. </p>

<p>I am curious how many people living there will actually walk to the District after one or two tries? In terms walking to Target / Costco? Well, it won't be called Costco if many people like to walk there! </p>

i was looking at the columbus square in particular at merriweather and camden and also cambridge itself. what sold me was the irvine zip code, the cheaper price, and irvine school. tustin is nice but a bit too close to santa ana for me. i work on edinger and lyon so i know the area well. it is only a small stone throw away from santa ana and i know what goes on over there. ground zero for subprime loan and gangs heaven. plus camden was not offering much in way of incentives (25K only) and the price was about 35k high. merriweather is super nice but just way too expensive for me. One thing i was afraid of at VOC was that there was a 25% affordable housing vs 6% at the savannah.



i got the residence 2 with the two car garage attached. not the tandem one.
 
hey jpmorganfund. i didn't mean to knock you on your purchase of camden. i almost bought there myself. but like i said it cost more and they were not wheeling and dealing. plus your hoa is higher too, until they finish the build out correct? Savannah has about 1 phase left with 10 house and they are done after that. as for camden they have another 4-5 phase left and the builder will slash price to move units so that could really kill your resale value. am i right in see it that way?
 
anyone got inside info on the last unit sold in savannah? i know there is another phase due next year in oct but that is not built yet.
 
I am new to this blog, and am looking to maybe rent one fo the homes in Columbus Grove. There are homes for lease, for example, on 22 and 42 Desert Willow. I am worried that these owners have their properties under water and may take the rent money and let the properties go into foreclosure. Any comments on what has been happening in this area? Any suggestions? Would love to hear from people "in the know" in that area! (I think it is "Alexandria")

600k for a 3 bedroom???????????



wow.... i didn't know the model had such a premium. i sure didn't see 100k in upgrade.
