Hello all, i am new to this Irvine housing blog, and have found it to be extremely helpful. We too are looking for our first home and have been for the last couple of years. We would move forward, then back-off, etc. and are now presently considering again. We've gone to several open houses and several new developments, keeping papers from everything. It's all quite overwhelming.





Just thought that I'd post, that recently (this past weekend) Lennar dropped prices at ALL THEIR PROPERTIES. We went to all the Lennar offices, and found that many of them had dropped even up to $70k, right off the bat and are even offering additional incentives, especially for those moving in the next couple months.
 
Many military bases found new family life. Local city jurisdiction had no control overy the environmental issues within the base during the military occupation. One should really check whether the dirt has been completely replaced or just moved around from point A to point B. Some KB home project at another site homeowners found buried granade in the soil but could not get to the those under the slab foundations. Has any one seen heavy traffic of trucks transporting dirt in and out of the VoC site. In order to replace dirt there have to be 50 truckloads per day for 8 months. I have not seen any have you? I drove Jamboree and Edinger frequently and did not see trucks with dirt. I did see concrete trucks frequently. This military base started in 1945.

<p>I'm not sure about the Tustin "Columbus Square" side, but the Irvine "Columbus Grove" side is built on an area previously used for military housing and agriculture.</p>

<p>The part right in the center - where the hangars are - is still largely undisturbed. I bet they wanted to get to the profits by working from the outside in, since I suspect it will be very costly to prepare the worst areas. Wouldn't that be awful if the developers left before it's all finished! I'm pretty sure there is going to be some park area in that center section though.</p>

<p>I saw that story on the land mines at that community - what a shocker! They dug them up by the hundreds!</p>
 
<p>I was mistaken about something: it seems that Columbus Square will not extend into the hangar area.</p>

<p>That is under the "Tustin Legacy" development. </p>

<p>Along Edinger, it seems they are only bringing in dirt, not taking any out.</p>

<p>The trucks I see leaving don't have dirt in them, and I am quite certain that the ground level is rising.</p>

<p>I'm pretty sure Columbus Square, like Columbus Grove, is on land not affected by envrionmental problems. I don't think there's any conspiracy going on. It is good to see that the Department of the Navy is in charge of remediation.</p>

Additionally, in the case of school sites, the State requires DTSC to approve school sites. No school site can be acquired by the Tustin Unified School District unit it has also been certified as suitable for a school site by the State.</p>

Would anyone like to share their buying experience at the savannah? what they pay for and what type of perks, problems, and anything else that would be helpful? I am about to sign up for a residence 2 at the savannah. not sure if i am getting a deal or not.

well.... since no one respond to my question, i went ahead and bought one of the residence 2. even though i wanted the residence 1 my wife wanted a 2 bedroom. the residence 1 true price is 399k with 25k incentives. plus free flooring upgrade which they picked. plus all closing cost paid by the builder.

<p>Care to share your loan terms and how much you put down (percentage...10%, 20%, all cash, etc.) ? </p>
