Terrazza vs Legado

NEW -> Contingent Buyer Assistance Program
Why is that? Beckmann High School is great too. Purely optics/perception?

Isn't Orchard Hills the "Bel Air" of Orange County, even with (excellent) Tustin schools?

How do I see what colleges these schools fed into?

Legado will go to Portola Springs High School, not Northwood...

Bel Air of OC? Who told you this?

Colleges fed into? It's up to the individual

Marketing says that IUSD > TUSD.  Therefore people will pay a premium for IUSD.  Doesn't matter if the product is the same.  Perception is reality, and placebo effects work, so if you think you are in a higher school district, then you are.

A year ago, the saleslady at Vista Scena said Orchard Hills is the 'Brentwood' of Irvine.

Only if you are in the gates.. outside of the gates you're pretty much the same as PS.

I wouldn't say that. Ask the sales lady how did she come up with that comparison.

All,

Now we are looking at Terrazza and Legado. Obviously we will have to fly out and look at both ourselves in person, but can you help me compare the two?

I keep reading great things about Orchard Hills and not-so-great things about Portola Springs. Why?

Is the area around Legado going to be better developed in a couple years?

Thanks!

I think you really have to come out for a visit and drive around the neighborhoods.  It just feels VERY different to be in Orchard Hills versus Portola Springs, the latter just seems like you're in the boonies (even though it's at most 10 minutes further south on Portola).  I personally don't see what the hoopla is about IUSD (wouldn't want to send my kid to a school full of FCBs with no diversity), but then again, I am not your typical TIer.

WTF? PS is not even close to OH. The environment and views from Terazza are drop dead gorgeous, especially standing at the end of the cul de sac just outside of the model homes.

Regarding to college acceptance, here's some interesting info.

For Beckman:http://www.talkirvine.com/index.php/topic,11784.msg232127.html#msg232127

For IUSD:http://www.talkirvine.com/index.php/topic,11784.0.html

Terrazza Plan 2X on the same street as the model. The homes are located on a single loaded street with 2nd floor views. Besides the model, I believe 3 more will be available in future phases...I've lived in Portola Place apartments and in Orchard Hill and it's apples to oranges. Portola area is nice, but Orchard Hills is unbelievable...

Judging by motorcourt: single loaded terrazza > legado > rest of terrazza. The motorcourt is wider for legado. Plus the homes have driveways. But you'll see when you drive into OH that the feel of the community is much nicer than anything in the flatter areas of irvine.

Wow, based on this, Beckman actually has better representation at the Ivy League schools.  Feel bad for the Asian IUSD kids that are going to IVC.  They won't hear the end of it from their tiger moms.

...except when you need to go to the grocery store.
