Terrazza vs Legado

All,

Now we are looking at Terrazza and Legado. Obviously we will have to fly out and look at both ourselves in person, but can you help me compare the two?

I keep reading great things about Orchard Hills and not-so-great things about Portola Springs. Why?

Is the area around Legado going to be better developed in a couple years?

There's nothing really wrong with PS,  it's just that there's less demand for PS probably due to its extra 5 minutes from anywhere.  PS's home price is lower than others but it appreciate just the same as others.

Also the PS is a very large area and consists of numbers different villages and they are not all the same.  You really need to decided for yourself if particular PS location is attractive to you.

Another thing you might want to know is that they are building both Terreza and legato (they will be call something else)  in the future on the lot call PS neighborhood 5A  right next to the Lagado's current location (PS 3).  That PS 5A lot has higher elevation than PS3 and its further away from GP.

It's night and day between OH and PS.
 
I think the non gated side of OH has been called PS hills before.

It's night and day between OH and PS.

Expand on that, please!
 
We like the Legado floor plan better so it's going to come down to whether the OH area is that much better than PS- that we would take the home we like a little less and pay more for it.
 
If it's going to be between Terrazza and Legado I would pick Legado.

Better floor plan, cheaper price and some brand new schools.

Only thing I like about Terrazza is NWHS...

Terraza is TUSD and not inside the OH gates?  ughhh.

The real estate agent I spoke to thinks Orchard Hills is a much better area and therefore investment and that some say those schools are even better than the ones Legadonis zoned to. And she says this even if I spend more money to get, say, a Cressa.

So tough when opinions are soooo polar opposite.

She is correct.  Orchard Hills is considered a better area than PS.  But you didn't ask us that.  You asked Terazza vs. Legado.  And the TI peanut gallery says Legado.

I think you really have to make that decision once you see both areas in person.

Personally I prefer the PS area better but OH is "closer" to other things like central OC, Tustin Ranch etc. Once the Great Park builds out (and other retail centers), PS will be closer to that.

If you work in the Spectrum, PS is definitely a better location distance-wise... if you work east/north of Irvine, than OH is better.

Were there any Beacon Park homes you were looking at?

Hicks Canyon, OH, and Beckman are all great schools.  Ultimately people are going to judge the school district based on which colleges the high schools feeds to.  IHS, you sometime post info on which colleges are the kids getting into from Beckman and other IUSD high schools.  Do you have that info for this year?
 
PS has had the worst history of appreciation of any Irvine village.  Just ask the early buyers of places like Serra and Las Colinas who have still not recouped their original purchase price after 10 years.  The problem with PS is not location.  PP and LR are in the same location as PS and suffer none of PS' price woes.  The problem with PS is TIC product segmentation.  TIC has positioned PS as a value village and they keep releasing new homes in PS priced lower than the surrounding neighborhoods thereby preventing existing PS houses from appreciating.  Perhaps in the distant future when there are no more new homes being built in PS, PS home prices could start to equalize witih its neighbors like PP and LR  But that is probably decades away.
 
Just based on my own opinion, wasn't the biggest fan of Legado in terms of placement of homes in the courtyard feel...tho the floorplans inside are nice and bigger sq ft

I agree, PS is like Irvine County. (There's no shopping area)
