Not settled down yet....you and my dad (the house that I bought him) are the ones to blame for the 3-car garage desire.  haha  My 2-car garage has turned into a 1-car garage with all the parts/tools/tires/etc.  :(

Another price reduction, now it's $400k from first list price.  Nominating this for top WTF award.
 
Not well cared for (there was a large piece of particle board hanging off an upper cabinet in the room they call a second master (which it is not). It was a former model and the builder had put desk unit in. (If you look at the second to the last picture of the interior you can see the area that has come detached from the side of the upper cabinet. When I was there it was literally hanging off the side, arching down with several feet of the side particle board involved). After that I examined the kitchen cabinets in my house and realized the builder uses particle board on the sides of it's cabinets. There was a fire alarm that had no unit attached to it, just the wires exposed. The microwave in the kitchen had been replaced and it looked like it might not be a built in so they put painted white wood to to fill in the trim area. Those things told me there was a good possibility there were other issues. The residents were very very old and went to a nursing home.

Way too much furniture (since removed).

Very dated. Green dal tile around the master bath tub might have been ok for the builder to put in as a model when they built it in 1997 but it sure doesn't look good now.

The secondary bedrooms look dark.

Backs to meadowood (including the master bedroom) which is a noisy road. Coming from Portola and accessing anything to Irvine blvd has to go down Meadowood (and everyone coming from Sommerton or Northwood High drive right behind the house.

It was NEVER EVER worth 2 million.

I wouldn't pay $1.6 for it. Even if you updated it ($$$$) you still have the master bedroom backing a noisy road. It was off the market for a bit and there was a kitchen and bath remodeling truck outside of it for a few days. Not sure what they did. Didn't change the listing photos.

I mentioned to the listing agent I would like to pay a little bit less and he told me the one story homes could write their ticket and get whatever they wanted. (And yet......... here it sits is what I thought). I take that to mean the price has very little room to negotiate.

There is another two story home in the neighborhood which was beautiful. It just sold a few weeks ago for less than they bought it for in 2013. That's why I asked USCTrojan if the market had softened.

Another 2 story home that showed way better with 1000 more sq feet closed for under $2 million in April. How the agent ever thought that this dated one story backing to a road should be priced at $2 million is beyond me.

8 Gardenia is now half a million lower from its initial list price.  Note to self:  don't ever buy single story!  Resale is a bitch.  I wonder if this home doesn't show well or has some glaring eyesore that's causing this.
Resale of single story homes is only a bitch if you have a ridiculous listing price and then have the home linger on the market like a bad habit.  The inside looks like it has not been upgraded one bit since it was bought new so a fully cosmetic renovation is in order.  I've seen this floor plan and actually like it except for the lack of a 3rd car garage otherwise I'd be watching this home like a hawk.  There are 2 Tustin Ranch single story floor plans that do have a 3-car garage and I'll looking out one of those to come onto the market.  There's another Tustin Ranch single story floor plan out there but it's too big for me and bit too expensive (high $1 millions).

So the sky is not falling?  It seems that everyday there are reductions in prices.  Is this normal?
 
Not from $2m to $1.5m, that's a steep drop percentage wise, listing price too high to begin with

Hahaha  No the sky isn't falling.  As I tell all of my seller clients, if you price the home right it will sell quickly.  Obviously the nicer the home looks, the more that helps and the higher it will ultimately sell for.

Pretty sure they bought that and turned it into a rental right away. I saw it had an open house and tried to see it but the realtor was just packing up and it sold right after that. I did see the home from the door way and it was very nice.

It's not a bad floorplan. It's similar to the Hawthorn plan one except it has a formal dining/living room.

Very interesting...the owner bought it for cash and they live in the same tract.  The home rented out for $6,800/mo in 2013 and $6,500/mo in 2014. 
 
After noticing that my iPhone doesn't count my house's steps in total "stairs" climbed, I think a single story might be of more use.  :P

Do you have a 6? Only the 6 models has the altimeter to allow stair tracking.
