They can do all the open houses they want and that house is not going for anywhere near that price.

The same model sold in 2013 for $1.4 million inside the tract, beautiful in and out and a nice pool.

Late 2012 the same model inside the tract in not much different condition except there are at least granite countertops, went for just slightly over $1 million.

Those green dal tiles might have done ok in 1998 when the model was built but they are dated.

Go into the backyard and it's easy to hear traffic. During the day when Northwood High is in session that road gets lots of traffic.

The two story 4100-4200 sq foot 3-4 car garage homes without a pool inside the tract and bigger lots are probably worth $2.2 million so where does this house sit with over 1000 sq feet less and a 2 car garage? Nowhere even close to $1.8 million, imo.

Have you lived in single story home? I grew up in one. They are way more practical than a two story home. In the home I grew up in the bedrooms were on one side of the house and the kitchen/dining/living room were on the other so u had the privacy u mention for the bedrooms. And you probably shouldn't make a decision on floor plan etc for the several times a year when you have guests over (most people at least)
 
Just the safety aspect alone. I carry my up/down the stairs, once my foot slipped off one of the steps, I didn't end up losing my balance so everything was fine but could have had a bad ending. Carrying stuff up/down stairs is also a safety concern. Inu last house I was carrying down some heavy luggage and I missed a step and took a dive from about 4 steps up and landed on my knee, some of the worst pain I have felt, luckily nothing happened to my knee other than some bruising.
 
I dropped an iPad down a flight of stairs, luckily it was carpeted, iPad was ok, slight dent on the side but gouged a hole in the wall.  My old place, the stairs were narrow, bought a queen mattress set but the box spring would not fit/turn corner on stairs, had to pay extra to get two twin boxes.  Pain in the butt, had to reschedule, take time off work, pay more money for redelivery. 

Oh and i hate vacuuming stairs, I would pay top dollar for a dedicated stair vacuum:  something Tetris shaped with a handle on top, you can vacuum two steps at a time.
 
Two stories home offer more dynamics to design and functionality.  Two stories home also offer a separation between sleeping quarters and daily living areas, which is hard to execute in a single story home.

If I'm come to an age of hating stairs, the most I would consider would be a two stories home with downstairs master bedroom.
 
I don't see any unique charachteristcs for single stories. They are usually old and need a lot of work to modernize it.
 
The Hawthorn Plan 1 was a decent single story.

It had the master separate from the other bedrooms by the kitchen and living space. If it had one more bedroom and a tandem or 3CWG... sold!
 
One consideration for us, we don't like having single stories, or bedrooms on first floors, because we like to keep windows open at night to sleep. Would not feel comfortable doing it, even in "safe" places like Irvine.

The single story I lived in as a youth in a not "safe" place had these:

Alright then, I'll assume you have a 3-story home. If not, WHY NOT?!  ;)

That's a beautiful home. When you say you are you keeping an eye out, do you mean for a new residence for yourself? That's a lot of house for a single person to rattle around in. Got something to tell us?  :)

This is still vague to you being single or not. :)
