I just want to talk about single story homes. This thread can be a place to trade and add information. If you hear about any new single stories being developed in the area, please post about it. I would like to be kept informed. The subject obviously doesn't come up much since they are not that common, especially in newer developments.

Here is where I share my deepest, darkest feelings: Lately, I have really been obsessed with the idea of renting out my house (the one I bought 3.5 years ago) and purchasing a single story. I majorly underestimated how soon I'd get sick of stairs. I mean. I'm only 36 (gah!!) I thought only old people bought single stories. On second thought, maybe this means I *am* old. I grew up in a 2-story. I've also owned a 2-story before. But I think I just got way too comfortable in my IAC apartment prior to buying the most recent home and had forgotten what a bitch it is to deal with stairs. Plus, there are other issues such as the upstairs getting hot, it being harder to access the roof, etc... but mostly the stairs is what bothers me the most. Hello -- downstairs laundry!, upstairs closets!
 
We almost bought a shapell single story new construction with a view in yorba Linda back in 2010/2011. I think about that house when in walking up the stairs at our current place.

Bones will tell you that downstairs Master is not a good investment.  May be that doesn't apply to single story house but with the small lots in Irvine I doubt single stories will be available in future new developments.

On another note I have been thinking about the following mysteries :)

Why does "Socal" posts in spurts?  She goes long periods without posting and then bamm, lots of posts on different subjects.  Wish she posts more.

Whatever happened to Opensky?  Did he morph into some one else?? Just wondering.

Is the new "Bones" the same old "bones"?  The new "Bones" as IHO pointed out seems to be a man.

Is the old "bones" still sometime post using "WTTCHMN"?  Those posts have the same sprit as the old bones.

Where did "IHO" buy?

The beloved "Frammie", where does he actually live? Close to Irvine or far away in Johns Creek?

Did the police or North Park HOA ever catch the guy who damaged the gate and threatened Paris?

When will 'test' post floor plans for Greenwood?

How does "landofnoland" get all these news and tidbits?

Will I ever become clever and use my time wisely and make more money so I can afford a decent house in Irvine?

2400 sq ft for about 750-760k with nice upgrades.

We almost bought in Hawthorn. We started out liking the one story until we saw the plan two. Just me and the hubby now but we need extra rooms for a home office/craft room and rooms for my kids to stay in when they come to visit. Plan two had all that upstairs and the master downstairs plus room for an office AND the laundry room which is a BIG deal to me..... WHY have the master downstairs and an extra room for an office which is perfect for a couple who don't ever want to go upstairs but need extra room?

But alas I was convinced by the marketing guy from Brookfield that I would love their houses in Orchard Hills (which is a better location for us) and by the time I saw the layouts it was too late for Hawthorn.  :(

I'm convinced that there is a market for a house just like the plan two in Hawthorn and those homes are gonna be valuable down the road for people just like me. Mello was an issue though for someone who wants to retire in the home.

My house will be paid off in a few months. I could rent it out and cover the payments for another house and the expenses on this one.............. if only there were another house for us....... a house like Hawthorn plan one or two.

Ironically Hawthorn had trouble selling the single story plan one. They even changed out plan ones to other plans to unload them, but imo that was because they offered downstairs masters in both of their other plans.
 
Hawthorn would have probably sold better if they had a plan that had a downstairs master and two secondary bedrooms on the first floor. Almost like the Plan 1 but with a second floor for a game room and guest rooms (or dual masters).

One of the reasons why our search included a downstairs bedroom and full bath is if it was ever the case I couldn't make it up the stairs, I would still have a place to sleep. :)

In Irvine, most of the single stories are going to be in the older neighborhoods like Northwood, The Ranch. Woodbridge, Deerfield and Turtle Rock. There were 2 single stories we were really interested in, one in Woodbridge, the other in TRock, but both only had 2 car garages. I think TRock may be one of the few areas that have single story 3CWGs (I can't remember) and you won't see that anymore because of the amount of lot space that requires.

While there is risk of flooding, upstairs laundry in a 2-story is very convenient (the two homes we lived in that had that were great) and I think those living in new homes can attest to that.
 
Anything newer with a master downstairs in Irvine will be like gold in 20 years or less, imo.

We have a four car garage with a good sized (for Irvine) back yard so I know worst case scenario if one of us can't make it up stairs on a permanent basis we COULD add a second master downstairs.

Yeah, you are right. I've experienced a laundry flood via a broken water valve. (That was an indoor, downstairs laundry area.) It is noooo fun when that happens. I definitely wouldn't want it on a second floor.

True, the stairs are some of the only exercise some people these days get. Haha. However, right after I moved in (of course), I got sciatica. Ugh. Now after a few years of it, I'm so over the stairs.

Over the Christmas school break, I spent 6-10 hours a day for 4 days straight, cleaning, decluttering, and organizing my kids' toys, deep-cleaning 4 bedrooms (all upstairs), and some office / gameroom stuff. Bin after bin after bin after bin! Tons of books. Up & down the stairs. Everything is hard with a 2-story... moving heavy furniture up & down. Dragging the vacuum up & down, etc.

Really looking forward to "senior living".  :P
 
the one stories in the massive sea of two stories in new developments look extremely out of place...if you are looking for 1 story, why not buy something older and remodel it to your liking?  lots of great looking 1 stories in orange and tustin

get a housekeeper and never do laundry again.  it would cost much less than the melloroos of a new place and your house will be spotless all the time
 
There's still some single story Beechwood available in PP I believe.

Highly recommended by Mr. Mello and Dr. Roos.

What did you try to treat your sciatica? I got it a few years ago and had no improvement after seeing the doctor / physical therapist. Two days with a chiropractor and it went away for good.
 
If you like single stories, I recall the Standard Pacific homes in Arbor Crest (Gated part of Northwood) had a single story model.  Might be something worth checking out. I can't recall if they were 2 car garage or 3 car (I know the other Arbor Crest models were 3 car garage homes).  Built somewhere in the 1997-2000 range IIRC. 
 
Any relatively newer (< 20 years) single story homes in Irvine are outside the budget for some family who can only afford Foothill Ranch

WAY OVERPRICED, especially with the 80/90s decorations and furniture.  haha

You could have picked up that same model in the $1.2m-$1.3m in 2011/2012.

I'm keeping an eye out on this one in Tustin Ranch (3 car garage)...
