<em>if it has to be with a realtor, any realtor recc?s? </em>

Consensus realtor of the century is IHB's own IrvineRealtor. (and I'm typing this.....as IF he didn't PM you about 30 seconds after your post....)

The home was originally priced at $11,995,000 when it first came on the market but soon dropped to the most recent selling price of $9,995,000. It was taken off the market and put back on 1 day later in early June to reflect a lower 'days on market' number so the original list price is not reflected on the current MLS listing but in effect has had a total price drop of $3,000,000 or almost $250 a sq. ft.</blockquote>

what the hell is one to do with a house that big!? I mean really. Not that ocean views are the be all, but I rather have an ocean view with a house 1/3 of this size that is upgraded to the hill.

What a beautiful house.

It's sad that they don't enjoy the theater with friends.

You would think they could at least buy some friends with that kind of money.

Heck, all you would have to do to get me over there is an invite.

I'll bring some apps!

May be the theater is private for husband and wife viewing porn. It would not make sense to invite friends?

Well, then I take back my request.

Don't want to sit on those chairs! :coolmad:

Bring ultra violet light.

Well, since the projector is mounted on the ceiling, you can pull that table and put a coach on the upper floor area to accommodate more people.

If I had that kind of $$, I'd buy a lake front home in MV instead.

That upright table facing the screen validates my theory.

Other uses for blacklight in addition to checking hotel rooms for bodily fluids:

- Appraisers use them to detect forgeries of antiques. Many paints today contain phosphors that will glow under a black light, while most older paints do not contain phosphors.

- Repairmen use them to find invisible leaks in machinery -- they inject a little fluorescent dye into the fuel supply and illuminate it with a black light. For example, they might detect an invisible air conditioner leak by adding fluorescent dye to the refrigerant.

- Law enforcement officers can use them to identify counterfeit money. The United States and many other countries include an invisible fluorescent strip in their larger bills that only shows up under a black light.

- Forensic scientists use them to analyze crime scenes. To pick out fingerprints, for example, they often dust with fluorescent dye under a black light. This makes it easier to pick the fingerprints out from surrounding dirt.

Where can I get one? I highly would recommend NOT using it in Ten's BR.

If you go on a Sunday afternoon, you can tell the guard you are there to look at open houses and they will give you a map to the open houses. No realtor necessary.</blockquote>
It depends on the guard.

Some guards require that you know the exact address of the Open House.

No Address, No Entry.

And if you do get through the gates, be prepared to be followed around by security.

And we weren't driving a clunker either.</blockquote>

It worked for me. I don't think I've followed. I was amazed at the number of homes being built. It is so far from what I imagined. Don't get me wrong, the homes built are amazing, the neighborhood is really nice and quiet, and the golf course seem to be unbelievable. However, paying many millions for a home, I would not have thought their would be construction all around me.

You should see all of the construction going on in NTustin. "Medium" money is spending.

That is hilarious. We have never been followed and have probably been there to look at open houses more than ten times. We drive the Honda Odyssey minivan with me, wife, and two daughters, and the only question we get is, "Do you need a map showing you where the open houses are?" I always thought Mr. Calgal looked suspicious and it appears the gate guards agree with me. :cheese:

IIRC, when purchasing a lot in Shady Canyon, you sign a contract agreeing to begin and complete building by contracted dates. They are not building because there is demand. They are building because they have to build or sell the lot, and the lot may be underwater. The Deuce or Ipop can tell you how many homes in Shady Canyon have sold lately. Actually, I think the number is somewhere in this thread.

I would speculate that the two visible seats are staged furniture and the buyers will fill each tier with more seats. Most of the homes for sale in Shady Canyon are spec.
