The home was originally priced at $11,995,000 when it first came on the market but soon dropped to the most recent selling price of $9,995,000. It was taken off the market and put back on 1 day later in early June to reflect a lower 'days on market' number so the original list price is not reflected on the current MLS listing but in effect has had a total price drop of $3,000,000 or almost $250 a sq. ft.

Yes, construction costs for improvements can easily go above $500 per sq. ft. And ... the builder costs are no longer relevant. Shady Canyon has become a supply driven market. There is a <strong>HUGE</strong> oversupply of upper end homes and the demand is decreasing at logrithimic rates. I do not think anyone can accurately guess what the bottom will look like, until after it has passed. Realtors love to say, "No one can predict the absolute bottom." That is a straw man argument. You do not have to predict the bottom. You just have to wait until it has passed and you can see it behind us and then buy. Buying property within a few percentage points of the bottom is just a good as buying at the bottom.

My husband is always saying this same thing.
 
Just noticed that the foreclosure house, 6 Prairie Grass, just came back onto the market asking $2.6M. Wow! The neighbors won't be liking that!

Yes - 52 Boulder View is currently a vacant lot. The last recorded home sale (of any type) was 29 Watercress a tad over three mos. ago at $5MM on April 14, 2008 and was a cash purchase.

Re. 28 Boulder View - Sometimes the developer lists the home before it is finished. Since McMonigle is the listing agent on so many of the brand new spec homes, I can not help but wonder if he is not also an investor.

Good news, if I buy this home, redfin would give me $370,000 back, enough for a good downpayment on something I can afford!
 
Noticed a new listing in Shady at 38 Prairie Grass. They are asking $3,095,000. The listing doesn't appear on Redfin, but is on Realtor.com

If you go on a Sunday afternoon, you can tell the guard you are there to look at open houses and they will give you a map to the open houses. No realtor necessary.
