Panda - Let's just say I am comfortable with the level of interest and attention the listing is getting from the buying public out of the gate. I will recount a detailed blow-by-blow when we get the place into escrow and clear of contingencies... Until that point, you won't hear much from me on that particular topic as 1) you never know who could be reading here and 2) wouldn't want to jinx anything in the event I did have a good offer or offers that I was hopeful about...

Did Hell just freeze over? The last person I ever thought I would get in a bidding war with was graphrix. I'll go $500,000.01. So IPO has at least two offers.

NP IPO, that's cool. Man.. i remember reading your posts with Graph cakes where he was trying to convince you to rent, and your response was, " I am trading one depreciating asset for another, and I would cringe" I am so glad that you did not end up buying that house at Northwood Point for close to a $1M. From the price you told me you got in on your condo in 2001, I cannot tell you how sweet of a position in you are in, even to make Panda sort of jealous :) What ever the critics may say about IPO's listing, there is no way this brother can lose in this deal.



The way Panda sees it, IPO is taking off with $200,000 in his pocket on his safety boat right before the huge Titanic Ship completely sinks. The drops we will see in 2009 and 2010 will be nothing like the small drop we've seen in 2008 so far. Panda gives IPO the two BIG thumbs up. IPO, YOU ARE THE MAN!

Hey, don't get Ipo all excited. The last thing you or I want is for him to come back with a counter offer requiring us to write a letter as to why we deserve his place. I just PM'd IR2 my offer of $475k, with the promise the next time IPO needs help with sod, moving etc., I would substitute for IR2, so he can take a break. He is confident he can [strike]beat the crap out of Ipo until he says yes[/strike] persuade Ipo that is the best offer he will ever get.

Graph, even if IPO accepted your $475k (which he would accept only in your dreams), he will be still be up $115k. Like I said, this brother can't lose. I think he will get an offer very close to his full asking price of $600k by a Rich Foriegn China Man, who also Dreams of Irvine.
 
My offer was contingent on the house coming with that pink IHB shirt and those high heels. For my wife, of course.



Saturday and Sunday must have been LOOOONNNNNG days for IR2, with all the IHB characters parading through.
