<p>Toured today 2/10/07. Sheet was given indicated "Phase 3" --- which surprised me as people have already posted Phase 4 prcing. At any rate, the inventory shown was:</p>

Ck - I think they are also offering almost 40k incentive on these homes which can be applied towards pricing. I initially didn't like them mainly because the exterior style and the side yard seem odd. But after recent price reduction, they defintely look more desirable .





I am curious as what do you and others think of these homes? There are not too many brand-new single family homes in the $700s range I think.
 
<p>Red - Thanks for the information on the incentives. By the time we got done with these models our daughter was literally jumping the fence to get at that playground next to the models, so we didn't spend any time talking specifics with the salespeople.</p>

<p>We actually liked these quite a lot, with the exception of the side yard configuration you mentioned --- but we could live with it. It's not like you get much of a yard in any of the new homes in Irvine. Our favorite was definitely the Plan 3 with the 3rd floor option....To say I was giddy about that loft with the private bathroom (and built in entertainment center) way up top would be an understatement. While we were touring, I was the first one up there, and as my wife and daughter tried to make their way up to the loft, I blocked the stairs and said "Nothing to see up here, this is Daddy's room". All it needs is a mini fridge. I also thought the 1st floor was nice and open with that big island for everyone to hang around. Overall, I agree that these give a lot of bang for a relatively small $$.</p>

<p>That said, we were scoping the models in PS mainly to get an idea of what might be on the horizon at Orchard Hills. If these same homes appear in the Orchard Hills, they will definitely be on our list.</p>

<p>Been to this tract on 3/17. The reason why plan ones are sold out is because they have one plan one available for the first 4 phases (maybe a way to make people think there are many buyers since they can say "Sold out till phase X" on the pricing sheet).</p>

<p>Plan One will be available again in phase 5 and many more of the plan ones will be available in later phases.</p>
 
I Check the prices quoted by <a href="http://forums.irvinehousingblog.com/account/137/">jenniferrae</a> , the prices are without incentive, i think,
 
There is a plan 3 in the MLS now (MLS S482131) <strong>$799,990.</strong>





I believe this is lot 26? Not sure about that.

<p>Do you have the residence numbers backwards? I thought the plan 1 (i'm assuming plan 1 = residence 1) is the smallest. However, the price you put has the residence 1 the highest?</p>

I am enjoy of reading this blog. My family is currently looking for a house in Irvine and planing to move next year before or around summer time. Lately, we visited StoneTree Manor in Woodbury and Bougainvillea in Portola Springs. Both are detached condo. We love plan 2 in StoneTree and Plan 3(or Plan C) with loft in Bougainvillea. We are kind of surprised to see a big price drop from KB Home compared to last year in December. The sales offers 762K for that plan 3 + loft. Any commandy to these two plans? Tks.
 
annika - My comment is that it may be prudent to lease a home you are interested in as opposed to incurring a mortgage.
