Portola Springs - Bougainvillea

Isn't anyone who's expressing interest in these home worried about the proximity to the landfill? This is not a troll comment, I'm sincerely interested in people's opinions on being so close.
 
About a mile? Maybe two?

Looks like the landfill is about 1/2 mile at most to the edge of the homes like Serra which are on the hillside. It's also not too far from the homes on eastern edge of Orchard Hills... not quite the "luxury" being about 1 mile away from a landfill.

Wow, there are Plan 2's selling now (82 Cienega) for $688,880. A whole bunch of them just got posted on redfin.



These were in the low-mid $800,000's prior to the reduction in January (when they were reduced to mid-high $700,000s). At a MINIMUM it looks like these have dropped $134K, or 16%



Real estate prices never drop....

For this price $670,880 - You could get a SFR in west irvine 92602 ~1900sf 3bd/2.5ba NO HOA with lower tax rate.

Why would you buy in portola? I just dont get the pricing on these new homes.
 
<p>mino - not to mention these are detached condos and farther away from the irvine marketplace where everything's happening. if they're seriously trying to sell, they would have to price it around 500K for people that really need a place and are firefighters. LOL</p>

That is a huge price reduction....are they still going to put in that town center over there? I know at one time there were plans but I could see that being stalled for awhile.
 
The "town center" is still a vacant lot of open land. I doubt this will be a functional town center any time within the next year or two.
 
I recently visited bouganvillea based on this thread and fell in love with plan 3 (w/loft) and the surrounding area -- Outstanding and Lots of Character!! Seriously thinking about buying. I was told that the goal is within the next 5 years to have a functional town center, sports park and a new elementary school nearby. I also drove by the landfill, which seems to be very well maintained -- not worried about that at all. BTW, who needs the Tustin Marketplace when you have the Spectrum in your backyard?

We also recently visited Bouganvillea and actually really disliked the floorplans. The theme seems to be big master bedrooms and bathrooms and TINY functional living space...blahhh
 
the marketplace and spectrum are just about equal distance from portola springs. i also like the loft on the plan 3, that would be the perfect place for a flat screen and mini fridge to watch games.
 
Blue Fire, The glass is actually half full from our perspective. If you are like me, I spend at least 6 to 8 hours at time in my bedroom/bathroom. So, why not have it be large and comfortable -- with his/hers walk-in closets - perfect! Granted, the 3 second story bedrooms are not large by any means, but they are plenty big for a workout room, office and/or guest bedroom. The loft is a separate family room [with the formal living room being on the 1st first floor], with a FULL bath to boot -- perfect for having friends over and entertaining. The kitchen is also a great size with ALOT of cabinet/storage space. It is good to be a buyer right now with houses and options to fit everyone's needs ... Good luck!!
