we were there this weekend, they do not appear to have lowered their prices. they had no plan 3s avialable, but they listed them at starting at 1,248,000. They did have a plan 1 that fell out of escrow, they said it was highly upgraded, no floor picked out yet and it was "discounted" to 1,068,000, it was right down the street from the models on the other side of the street, move in was in 45 days.

FYI - lot premiums on some of the bigger lots are going to be in the 70K range.
 
I don't think they have released a plan two for that price. Maybe it's just a smaller lot but it looks like they aren't able to raise prices like they might like u to think they can.
 
If Lot 34 is the one on the corner, we were really interested in that one. Just very hard to get over the master be separated from the other rooms with our kids, as I've said before, they should have made dual masters (and that would still call out to the FCB in-laws).

The Plan 1 would probably sell better if they did the option where the front room was a suite and it had the extra bedroom.

Are you saying that lot 26 will have additional value because it has a very large (considerably bigger than the rest of the neighborhood) driveway?

I was saying that the lot has more square footage than others but the driveway is going to eat into that lot size.

I was NOT saying anything about the driveway size of the entire neighborhood.

In my opinion, the driveway doesn't "take" up a lot of square footage. In fact, it's only about 400sft (based on an average 2-car 20x20 space) which is less than 5% of 9000sft. The driveway is "part" of the square footage as it is useful and usable space for your home.
