I really like that home as well and what a bargain at only $432/sq ft.... sheesh.  It's hard to find like comps for these since they don't go on the market that often.  I can only find 3 that sold in the last 2 years:

Seems like it should have been meant for that purpose, but I don't think that was the case...For a while, we had narrowed our focus to that area, primarily plan 1's in that tract as it met most of our criteria...single level, modern construction, large lots, nice neighborhood and to some extent price.  There was definitely a shortage of homes in this neighborhood on the market, but the bigger problem was that there were not a lot of serious sellers. Got the feeling over about a year period that most people were really just trying to get feelers out there and weren't seriously considering accepting anything less than full price cash offers or well over asking offers.  There have definitely been considerably more listed homes in that neighborhood than is reflected in the sales history. 
 
Managed to swing by Pulte's model homes under construction tonight to take some pics. Here they are, in order, Plans 1, 2, and 3. Irvine PD chased us out after we were told we were trespassing. So, visit at your own risk.

Be careful, some of the characters on this site have been complaining of vagrants near Jeffrey, so perhaps they called the cops on people who were actually out and about walking around  :o

For a 1.2M+ home, the exterior on plan 1 feels very dated and boring. Looks like an old northwood house with fresh paint and a new roof. If I had to use an adjective to describe that beige panelling and boring grey flagstone, I'd say it looks very "Ohioan". I guess you would have had to spend a lot of time in Ohio to understand that.

I think that for Irvine and for So Cal in general, Plan 1 elevation is kinda unique. Yeah, it's East Coast old school to a certain extent, but it's not something you see often in So Cal. That said, it's not for me. I guess I'm not as bored by it as you seem to be.

So is there a $100k+ premium to live in Stonegate or is it a $100k+ discount to live at the Great Park?  MR is pretty similar.  The Pulte homes can't possibly be on smaller lots than Arcadia.  Too bad the location is a non-starter for us, or we would seriously consider a Plan 2.

All of the builders at PP at GP are offering broker co-ops.  They range from $10k to $20k.  For Hawthorn it is $20k.
 
Not having visited Melrose yet, out of all the other developments at PP, Pulte's Hawthorne was the best. I *loved* the option of a doggy door in Plan 2, and also really liked the separate quarters area for Plan 2. The single story was much better done than Whistler's. I didn't like the dark foyer in the single story and the fact that when you walk into the house you walk into a wall. But the rest of that single story was well-done. This was the only set of homes at PP that just doesn't blur into all the others. That said, I still haven't visited Melrose. Maybe in the next week or two.

I really liked the Plan 3 @ Pulte, but my realtor advised me against it.  She said these are hard to resell given the bedroom layout.  It appeals to a narrow set of buyers and at this price range, the buyer pool is already small.  By the way, looks like they may have upped the Pulte mortgage incentive to $12k (from a previous $8k).  I think they're having a tough time moving these.

I really like the plan 3, it's virtually a single story house on the bottom. The top floor could be for guest and a theatre room.
 
Has anyone visited the sales office lately?  Just curious if they might have lowered prices?  Also, what is the mello roos for these homes?  Thanks.
