So if I buy the Pulte Juniper plan 3 at 3328 sq ft now for $1.342 I can sell for $1.642 in 2017 pre-bubble burst and a year before the cemetery gets built?  Sign me up.

Sure, but you probably will have added $100k in upgrades from the design center, then spent $100k on landscaping - then there's your realtor fees and capital gains tax.

$580/sq ft is a pipedream for this.  They're probably trying to milk the "model home" thing before the novelty runs out. 

Finally went pending at $1.69M.  Took a year.
