Yea - these are the ones that get pre-plotted so you probably can't customize anything structural, but you'll still get to choose finishes, flooring, etc.  This is pretty common in the Irvine new home landscape.  La Cresta, Quinterra, Arcadia and a few others have done the same with the first 1 or 2 phases.

I noticed the non-TIC developers are trying to get a jump on TIC by building the first phase homes at the same time as the models.

Only $100k difference between plan 1 and plan 2.. no brainer
Only $60k difference between plan 2 and plan 3...bigger no brainer...

If you're over a mil... an extra $200 grand don't matter.. I think they'll have a hard time selling the single story plan 1 at this pricing.
 
13.  It will be like living on a motor court having to drag your trash can all the way down to the street curb and then all the way back.
 
what was on this portion of the base?  was it housing?  what are the disclosures like?

for a cash buyer like myself, an extra 100 or 200 grand does matter unless you're financing.

lot 12 and 11?..that's a lot of SW sun in your backyard in the summer... what about the bbq's?  Right now my front door faces SW so when I bbq in the late afternoon/dawn.. my backyard is cool... Also with these floorplans, the living areas (nook, kitchen, owner's suite) are towards the back... gonna get baked...but the super Cali rooms would provide coverage...

I would actually pick lot 39... but that's only if the area behind is a green belt....also borders walking trail, end of cul-de-sac, master bedroom should get morning sun (my favorite, natural "alarm")

I would avoid lots 1-12, 25, 24, and 35-38 because we're in socal

I'm a huge fan of single level houses, we looked for years for a single level in Irvine before settling on a new construction 1bd/1ba down house.  Not sure I'd go in for a new construction single level starting at a shade over 1M...I'd rather go with something like this http://www.redfin.com/CA/Irvine/18-Riveroaks-92602/home/5858536  A little smaller but much better location.

Side question, I'm sure it's been discussed, but what is the MR situation in GP?

I agree, I like 11 the best, it's like a private corner unit with only one neighbor and definitely agree that 12 might get noise from kids playing in the cul de sac although that's music to some people's ears ...
