Orchard Hills - Strada by Irvine Pacific

NEW -> Contingent Buyer Assistance Program
Hey porkchop sorry for the misunderstanding, I don't have a Strada home, was just offering an option.

In my house I have the router in master upstairs, then the extender also upstairs at the other end of the house.

The extender gives a much better signal from anywhere in the house or outside so I always connect to it.

Another plan 2 owner here. The problem is that the main access point is at the back of the house in a metal box in the master closet. So if you set up an extender downstairs, the bedrooms at the front of the  house (both up and downstairs) will still have weak signal.

We are running an apple airport in the master closet and then set up an airport express (wifi extender) at the front of the loft under the windows facing out to the driveway. This express access point is located directly above the downstairs bedroom and gives super signal strength below and to the front half of the house (both upstairs and downstairs).

Thanks.
I'll give that a shot.
Instead of extender, I've set it up as an access point in the great room via the cat5 outlet there, and still poor signal.

Hopefully the loft works better.

I have this one -
http://www.amazon.com/Linksys-Extender-High-Gain-Antennas-RE6500HG-FFP/dp/B00Q7VEUE8/ref=sr_1_3?ie=UTF8&qid=1439105995&sr=8-3&keywords=linksys+re6500

Moving the access point to the 2nd floor loft worked.
I now have strong wifi in the downstairs bedroom.

Most extenders can also act as an access point, which worked way better for me.

The extender picks up wifi signal then passes it on.  So you have wifi router that is giving off around 20-30mb off a 100mb signal, then the extender picks up that 20-30mb signal and extends it, which also has a drop off.  In my case, the extender speedtest is at about 7mb.

The access point is hooked up to a port, which is giving off the same 100mb signal.  It then broadcast that as wifi, like a second router.  I get about 18-25mb through the access point method.  And a pretty strong 10mb in the downstairs bedroom.

Access point > Extender any day of the week.

Extenders by definition have signal degradation, latency, etc.  Access points using the same SSID will allow your devices to select the strongest source while maintaining the same bandwidth.

There's a discussion on the prior page (71) regarding Phase 18. The Plan 3s and 2s have been selling quickly and increasing $5K-$10K each phase. Phase 18 doesn't appear to include any tiny (10') setbacks, so the lots may carry size premiums. Half of the lots won't have rear neighbors, which should carry a premium.

It'll be interesting to see the pricing for Phase 20 to get a better idea of increases for regular lots (Phase 19 has a couple of big lots too).  Having said that, I don't think the streets down the other side will be as nice as those off Horseshoe since they're at the bottom of the boundary between Strada and the other IP community and closer to Culver (no elevation).  IPC won't have any problem selling - the momentum is there for Strada.

I think the cul-de-sacs on the north side near Orchard Hills Dr (Culver) will command a premium. Instead of being elevated, the end of the cul-de-sac will face the orchard hill. But you're right, Phase 20 will begin a series of phases with more typical lots.

One note to all plan 2 buyers (just realized this today)

Make sure to include internet access port in the first floor bedroom for plan 2.
This port does not come standard and is an add-on option.

I thought I wouldn't need it because of wifi access, but for some reason this first floor bedroom simply cannot get signal.

The coax comes in at the master closet, so I have the router setup in there.
I have a pretty new 802.11ac router with excellent range.  The smart TV and ipad access in the kitchen and great room (even backyard) are all excellent for streaming up to 4K.  I have 100mb from cox and the wifi speed test in the great room gets about 35mb download (107mb wired).

But I think the downstairs bedroom, which I'm now setting up as a home office just has too many bends.  I get 2mb at best.  And that's after I setup an access point downstairs at the great room.  $100 range extenders don't do much at all.

The only solution I have is to actually run a wire down to the room and setup the access point there.

So make sure you opt for that extra internet port.
Hi TJ -- I just checked the wiring diagram for the Plan 2 and the CAT - 5 connection is included in every room -- even the downstairs bedroom. Maybe IP added in the later phases.

They didn't add it.  I just realized today it's there, next to the door.  It's not on the same outlet as the digital phone like other rooms.  Ours was blocked by boxes my wife left there.

After cleaning out the boxes I saw it.  Felt incredibly dumb.

So, from Phase 18 only Lot 7 Plan 1 remains. Lot 122 Plan 3 is from Phase 15 and is probably unsold due to its 10' setback. There's nothing glaringly wrong with the two Plan 2s available.

Strada has sitting inventory! The next two phases will probably be released soon because they include bigger lots with good locations. After that though, they may temper the release pace.

How's everyone's experience with Strada sales?  Are they fair with the wait list?  How's the transparency?  I know Perspective states they waited many releases until they got to the lots they wanted.  Is it easy to pass and defer on a phase?

Actually spoke to Judy at the sales office this weekend. She informed me that they are selling about 4 homes per week and they can't keep up with the demand. Strada is currently the best selling new home development in Irvine. The Plan 3 from Phase 15 was in contract, but fell out. Phase 19 will be released around September 4th. She expects Strada to complete all sales by next year. Judging from the Sales Office this weekend, I think Strada is pretty popular now (even the Plan 1s are flying off the shelves!). At this pace, barring a major market slowdown, I anticipate Strada will sell all phases by around October of next year.

Strada has definitely established a momentum.  Can't slow that train down.  A neighbor was telling me that they were approached by someone recently asking if they were interested in selling their Plan 2, they're not.  There doesn't appear to have been any post-escrow home sales in Strada as far as I know, and only about 3 or 4 rentals.  With approx 70 homes completed, that's good for Strada home buyers.

They were fair with us and not too pushy when we kept declining lots. We set the parameters of what we were willing to buy from the very beginning (Plan 3 Tuscan or Monterey near the end of a cul-de-sac and minimally a 15' setback). The only annoying part was being warned a few times that, "Prices increase every phase, and we don't know how much more the lot you want will cost."

Is this a Plan 2 issue, or has Irvine Pacific changed this since your phase? I just checked our standard electric diagram for a Plan 3 to confirm my initial thought, and Cat 5 data ports are included in all four bedrooms, the loft, and great room.
Thanks for the heads up Aquabliss. I too have a plan 2 and I get no signal in the 1st floor bedroom. I thought about extenders but I have heard that they don't work too well.  So you're telling me this extender from Costco works well by leaving it in the loft? I was just thinking about doing a hard wire but can't seem to find the proper cable upstairs.

There are a multitude of extenders and access points on the market, so a little research will do you well.  Also, you could always move your router from the master closet to any of the more central rooms.  All you have to do is plug the modem output into the blue Ethernet cable for the room you want to setup your router.

Thanks Patrione, but I have a modem wifi combo. Moving this shouldn't effect my tv signal? Is it a different line?

Be up front with the ladies. Tell them what you want and check in with them on a 3 times/week basis. Show them that you are very interested and that will go a far way with the ladies. Go in there often enough to where they remember you by your first and last name, much better than the FOBS that come in and out of the buses.

Turning to an IT thread.

Buying advice. ("Be up front with the ladies. Tell them what you want and check in with them on a 3 times/week basis. Show them that you are very interested and that will go a far way with the ladies.") or you can say what I heard before at a sales office: I have all cash so let me choose my place on the small map, why you want me to prequal with your bank-I have ALL cash.
