Not only do they include side gates, but also landscaping and sprinklers for the front "yards." Many will have back "yards" much larger than Capella's offerings; but Lot 122, a Plan 3 in the prior release, has a ~10' setback, which might explain why it remains unsold.

10 foot setback from the house or from the California room? I will assume from the house.

The setback number is from the house. The CA room extends 2-3' from the house. The models have 10' setbacks.

Yep - So very small yard.

Right, too small for me; but if that's a dealbreaker for anyone, then don't bother visiting Capella. There are plenty of lots with decent backyards at Strada.

If IUSD, a backyard, and cul-de-sacs are items high on your priority list, then the price gap between Strada and Capella would need to be narrow to get you to jump to Capella.

First few phases of Capella were at $1.28-1.29 mil. Yes backyards are small but some of these first phase homes back into the Orchards and hillside so when your home is not overlooked by another home behind you the small backyards are much more tolerable with that open space behind you rather than if a house is directly in your backyard looking down on you.
 
It depends how "small" a small backyard is.  Anything less than 10ft, even with a view, wouldn't be tolerable for me.  We spend a lot of time outside.

The Strada models have a 10' setback, and that was too small for us too. Just moving the fence back 5-6' makes a huge difference in how spacious the backyard feels. A 20' setback makes it feel like a real backyard.

No upgrades - each plan has a base price outlined in the purchase agreement, with an "elevation premium" (exterior style) and a general "premium" associated with the lot's size and location.

Yes, any setback over 18' is a good size for OH.
 
The conservatory option further shrinks the backyard, but that doesn't hurt its popularity. The slabs were poured for Phase 14 last week, and of the eight homes, four include conservatories (the other four lots include two CA rooms and two trellises). Adding the conservatory with a 10' setback places the wall right outside the conservatory - like in the Plan 3 model.

Good insights. So based on that, it looks like location is still key, then floorplan & lot size is a split given the fact that some people would opt for a conservatory and give up precious outdoor space.
 
The price of 3s in phase 1 last year was $1.09m.  Phase 18 is $1.25m.  That's a lot of appreciation~$160k.  Is phase 18 any good?  the houses are right along the busy street, will be very noisy.

Yes, Phase 18 is the Wild Horse cul-de-sac at the entry of Strada. So, the negatives are:

1) Every resident on the west side of Strada will pass your street coming and going; and
2) Wild Horse is at the corner of Narrow Path and Twisted Oak, so traffic noise might be an issue.

The positives are:

1) Lots 1-4 will have no rear neighbors and they'll have a view of the orchard/hill;
2) Lots 1-4 are large, and lots 5-8 appear larger than average (no 10' setbacks in this phase);
3) Wild Horse is across the street from the pool; and
4) There is a 3X and 2X in this phase - popular plans.
